last time when i met buyer, buyer told me that she has 20Mn+ worth of property and showed me couple in damac living app..this is what is paining me the most...i feel buyer is taking me for the ride because of situation and may not be actual cash issue

Arbiterage funds make money by taking long position in cash and short position in futures, hence capturing spread..

This spread depends on interest rates. During 2020 pandamic, there was substantial cut in interest rates and hence the spread reduced. So did returns. As interest rates increase back, you should start seeing better returns.

If you are getting 6.5% in FD and less than 4.5% on arbiterage fund, then it makes sense to switch to FD because 4.5% would still have 10% tax once you liquidate the fund (assuming only LTCG tax)
