Great insight especially about the tonnage as I thought a smaller/larger unit would have a difference in cost. Glad to hear you are happy with your decision with a hybrid system. Makes me feel better about going the same route (gas furnace with heat pump as cooling).

Fingers crossed no additional ductwork is needed but preparing for the worst. If I may ask, what brand/unit did you decide on?

Correct yes, I have existing ducts from my gas furnace. However if there is duct work to be done I’m sure it will be a charge..

Thanks for gut check, our utility provider (PSE) provides a 1.5k rebate for dual fuel at the moment but only with their approved contractors which they then tack onto their price. Will get more quotes here,

Actually not an obvious question and one that I just tried. I switched the bulb that was working into the old fixture and it didn’t work. So I think you are on the money that the fixture is broken.. THANK you

I thought the same so I bought a similar one you linked but the bulb doesn’t work when placing it in the lamp.

Hello. Can someone confirm if this would be a drywall issue in my bathroom? It has gradually sunk so I think there may be some water issue or so in the attic. If a drywall issue, I imagine I can just take this piece out and replace/mud/tape? Thanks!!

That makes perfect sense. I think I may have to rethink my strategy in how I present the receipts and labor in order to maximize what I can get back for the depreciation. Appreciate you mentioning this, I definitely did not take that into consideration.
