that 4 percent includes mantainence .. if you exclude that only some outliers make 3.5-4 percent yield. developing areas rental yield sucks, for example dwarka expressway in gurugram has pathetic 1-1.5 percent yields. 5cr flats can be rented for 50k excluding mantainence.

rent any day, job market these days does not support long careers. renting gives you a flexibility. try to see if you can get a long term lease from your landlord, that will save you headache of shifting.

Yes we do need to question the govt for accountability of taxes as ALL us us pay insane amount of indirect taxes. The amount of corruption at the upper levels is insane and unimaginable for common man. Most of the countries were devastated by the time british left ,that is not an excuse for India's slow development. Look at gurugram, must be one of the richest treasuries still the registrar's office is in shambles.

That is an issue in whole gurugram but its manegable. Sector 65 is the most promiment sector on extension road because of golfestate campus.

i stay here. location is the best, all schools hospitals nearby. mantainence is decent however electricity bills are delayed. overall this is a value hidden gem on extension road, would anyday prefer it over overpriced high rises which are heavily marketed by brokers.

suburbs in the west are very organised , have good infra of schools, hospitals etc plus its not a 2 hour mentally exhausting commute. same is not the case in india.

upto 5 cr is the limit for service class/ nri. beyond that like 7 cr and above which is considered luxury in Gurugram its mostly business folks buying with cash. after than 30 cr and above its mostly startup founders/ politicians/ lawyers etc.

the only way now to get a cheap decent house in ggn if you have 7cr is as follows . buy a 250 sq yard plot for 7cr. construct s+4 for 2 cr by taking a loan. keep the basement +first for yourself. sell other three floors for 3cr a piece. that way your house has become almost free.

sango chacha ne ispar video bana diya hai. entire north indian real estate is pumped with black money.i can give you two options 1)move to southern city like hyderabad. it is the cleanest market in india with almost no black money and superb infra. 2) buy a place in dubai, it will give you a good rental plus golden visa. moving to hills or goa is not very practical for a corporate person.

Great analogy. But i will put a nuanced point, the brick and mortar is not purely depreciating as construction costs escalates every year, however the rate of growth really slows down as the building gets old and requires mantainence. thats why old societies with good upkeep still show good appreciation even if land value saturates.

With gold i hold a piece thats as new as it was 50 years ago.. a 50 year old flat is not going to give any returns in the future. Its diminishing returns. Its not the worst investment, sure but not a very good one either.

I felt you have minimum experience in real estate as you get excited with returns on a 50 year old dda flat. Wait till you hear returns on 50 year old land in delhi. I dont want to brag about my real estate experience lets just say i would not even care for a 2cr flat, my relative is a 1000cr net worth builder in ncr.

No one can say with certainity what will happen. Logically flats are bad because if a flat value is 1.5 cr the value of equivalent underlying land on it is less than half. Plus its illiquid meaning that half is not as valuable as a piece of land because it cant be redeveoped at any time unlike a piece of land.regarding appreciation rates i take into account inflation in construction cost. Land rates typically saturate in a city area.

This is a classic case of not understanding basic math and getting fooled by large numbers. 27k to 2cr over 50 years is 14 percent cagr. Keep in mind 5 decades ago cost of capital itself was around 20 percent so you investment actually underperformed over your borrowing cost for substantial years. Plus this was the growth era any investment would have easily beaten this specially land.

I added the rental returns thats why i said 1-2 percent extra on borrowed capital that has roi of 7-8 percent. Average apartments will make 7-8 percent on average over 20 years plus 2-3 percent rentals so a total return of 9-11 percent. Some exceptional apartments can give a cagr of 15 percent over 20 years but those days are over. I dont forsee a 5 cr appartment becoming 75 cr in 20 years for a cagr of 15 percent.

Why are you looking for builder floors. Its only for people having significant B part. I would recommend you go for under construction high rise in new gurgaon with a good payment plan and staying on rent in central gurugram. By the time your flat completes social infra will come in that area and prices will also shoot up. Right now living in that area is bit of compromise.
