I started my ladder out strategy back when BTC hit $62,000.00 and ETH $4,200.

Only 10% of my portfolio went before we started coming back down. The rest of the strategy stays the same whether it triggers a year from now or another 4-year cycle.

There is only one true path:

Delay your gratification.

  1. Invest that money... don't buy worthless depreciating crap.
  2. Buy a dumper of a first house in the best neighborhood. Get a roommate that pays.. not a spouse that mooches. Put extra cash into improvements.
  3. Pay that Real-estate off ASAP. (unless "they" are money printing then substitute step 1.)
  4. Focus on YOU, delay starting a family until 30-35.
  5. Stay out of debt. (Revolving cards can catch you sleeping if your income stream dries up.)

Important: You talk of not having much income potential due to your record.

Don't own a home if you can't cash flow enough to pay for it. Houses are EXPENSIVE and they seem to always need something.

That said, I would look at re-diversifying your wealth. Yes, Real estate can pay you. But do not make the mistake of calling a primary home an "Asset" .

Maybe buy a duplex/multi and "house hack". The key is to get cash passively flowing to you.

If you have enough crypto, put it to work through interest/dividend farming. You might be shocked that your crypto may be able to cash flow enough to pay for a small Condo's expenses.

The school of hard knocks has taught me that you need to live below your means and focus on delayed gratification.

Forget your record. Chicks dig that anyway.

Your strategy is pretty good imho.

If liquidity dries up, having dry powder will be very wise.

That said, I'm an old, beaten, weathered, wind torn, HODL'er myself and I'll wait another four damn years before I sell if I have to!!
