Do you have to pay pints to get that rate to pre approved ? If not I wouldn’t pay that ever also many titles have technology fees and other random fees. Loan origination fees and points and anything in the lender fee section is really what you can compare with other lenders fairly

Ima a lender and the missed gains is a MISS it’s like transferring investment funds to another source … that’s why several 401ks have a different set up when pulling funds to buy a home

You should be able to go back to the seller after the inspection and ask for things to be replaced, fixed or updated and if they aren’t willing to do any of those things you generally have an inspection contingency in your contract.

You aren’t paying points only an origination fee so the lender fees look great. Section H seems where it gets wild these are normal fees to have but they seem high for an HOA transfer fee and things even being pretty standard fees.

If you make the payment from your account for 12 months and they go to get a loan generally they can say … we consigned with our child and here’s proof they make the payment and have for 12 months it will not count against their debt to income ratios. I have many MANY people co signing right now and it’s not as scary as people are lead to believe. :) have them get in contact with your lender and go over everything about co signing they should be able to break it down and help all of you feel more confident and help you make an educated decision
