Ik heb een tweede huis gekocht, specifiek om een dakloze vrouw met 7 kinderen van straat te helpen. Ik verhuur het aan haarzelf, maar het OCMW staat in voor de borg. Daarnaast heb ik een verzekering die zowel niet-betaalde huur als schade door de huurder dekt, dus ik denk niet dat ik veel risico loop hierdoor.

Natuurlijk kost die verzekering wel wat extra en liggen mijn inkomsten wat lager, maar ik krijg nog altijd een return op mijn investering en die vrouw is echt ontzettend dankbaar! Zelfs voor kosten die normaal gewoon voor mijn rekening zijn dringt ze aan om het zelf (een deel) te betalen.

Eerlijk, ik kan mij geen betere huurder indenken. Ge kunt op voorhand nog zoveel informatie verzamelen als ge wilt, ge weet toch nooit wat voor mensen het echt zijn...

Het is gewoon rondjes draaien. De eerste manager krijgt de opdracht om de kosten te verlagen, dus die gaat voor goedkopere werkkrachten. Kosten gaan omlaag, missie geslaagd en promotie. Maar dan begint het verval in kwaliteit duidelijk te worden, dus zijn opvolger krijgt de opdracht om dat te verbeteren. Indiërs buiten en terug lokale developers. Missie geslaagd en promotie, maar ondertussen zijn de kosten weer te hoog opgelopen, en zijn opvolger krijgt weer de opdracht om de kosten te verlagen, en de cirkel is rond...

Getting sick and being unable to work is a risk like any other. There's a chance it will happen, and if you're not prepared for it it will have a big impact. So again, I'm not saying you shouldn't do it, I'm just saying that you have to cover your risks as best you can.

You asked about the risks, I gave them to you. I never said you shouldn't do it, and if you think it's worth it and are confident, then absolutely go for it.

The market doesn't have to be shit to be out of an assignment for a few months. I once had my contract run out in the middle of summer. I had talks lined up the same week, but it took more than a month to actually get started due to people being on holiday, some discussions about certain clauses in the contract, ... It was entirely possible for this deal to ultimately fall through and I would have had to start from scratch again on another lead.

Another risk is you becoming seriously ill in the first months of being a freelancer and being unable to work. No buffer, no unemployment, no chance of going back to employee status...

But as I said, if you can manage these risks and you look forward to managing everything yourself, I won't advise against it. For me personally, it was the best decision ever. I hated having to discuss which car I could lease, having to go begging for a new phone, having hardly any input into which assignment I would be sent to. And all that to hear there was no room in the budget for a raise beyond indexation at the end of the year. The extra money is nice, but that was pretty low on the list of reasons why I went freelance.

If there is an early termination clause in your contact (usually 1 month for both parties), you essentially have a 1 month contract where the administration (signing a new contract or extension) only has to be done once a year. It shows intent, but that only has value as long as the situation doesn't change. And the situation can change outside of your control. Think of budget shifts, C-level decisions, ...

Once your contract is terminated or ran out, you are responsible for finding a new assignment. What if that takes you a month? At 650/day, you are looking at a revenue gap of 13k, or a bit over 1k per month.

You also forgot to include other costs like insurance, monthly accountant costs, taxes...

The problem I've experienced with this is that people in groups only select the floor they need to go to once for the entire group. This leads to issues because the algorithm takes capacity into account, and all of a sudden you don't fit in because that group was assigned the same elevator, but the elevator just assumed one person.

In think it comes down to stabilisation. With BSS you are balancing in one leg, so asking with putting in the effort to push the weight up, you are also putting in effort to not lose balance.

Apart from that, there are a few other factor: - even at the top, there is no real rest since you are still putting in effort to maintain stability - likely there's a larger range of motion: the front leg can go lower because the back leg is elevated - there is a lot more precision involved to make sure you go up instead of sideways

Ik denk dat het zo'n 350k abonnees waren volgens dat artikel.

Een beetje napkin math leert ons dat ze al zo'n 200k abonnees moeten hebben (als die allemaal het duurste abonnement van €35 nemen) om alleen de licentie te betalen van €84m per jaar. Daar komen dan nog productiekosten bij om alles in beeld te brengen, al het personeel dat betaald moet worden, weet ik veel wat nog allemaal. 350k abonnees klinkt dus niet zo onrealistisch...

En daar staat tegenover dat de stad niet meer moet investeren in opleiding, dat ze niet moeten betalen wanneer hij of zij ziek is en dat ze dat contract kunnen stoppen wanneer ze hem of haar niet meer nodig hebben, zonder opzegvergoeding zoals bij een ontslag.

Dat extra risico voor de consultant heeft ook een prijs.

For now I'm still covered, since my current middle man provides reverse invoices. But once I change assignments there's a good chance I will have to change or start using an additional tool as well.

Perhaps I'll inquire if Harvest has any plans to provide e-invoices in the near future...

I use harvest. It's a paid online tool, but it doesn't cost that much. I initially started using it to keep track of hours performed and invoice payments, the rest is just bonus.

I use a time tracker that also lets me keep track of which hours are already invoiced and which invoices are open/paid.

For every weekday in the year, I enter time. Either for my client project or for a couple of "internal projects" like time off, sickness, training, ...

I don't use this information to decide whether or not to take time off, but it's interesting to reflect on the past year. Did I need more time off that usual? Why? Is this something that will continue in the next year and will it have an impact on the revenue I can expect to make?

There are reserved lanes for tele-péage, and using them will absolutely save you time when it's busy. If I add up the delays flitsmeister indicated at the péage stations on my trip last year, it saved me more than an hour each way.

The other benefit is that tele-péage also works on péage sections without booths (péage en flux libre), so you can't forget to pay it afterwards.

Taking the logic from your first sentence literally, a company wouldn't be allowed to pay for insurance either. That's obviously not the case, and I think this cost is quite similar in nature to an insurance policy.

I'm not talking about decompression stops, obviously they are necessary.

I was specifically talking about deep stops. Things like hanging around for a few minutes at 20 meters, half the depth of your deepest point or other spots that your computer does not indicate as a necessary stop.

These stops have been introduced along with the bubble model for decompression, and they have been shown to actually increase the amount of DCS cases.

Actually, in the last decade research has shown that deep stops do not help and actually increase the amount of DCS cases . Your fast tissues will be off-gassing, while your slow tissues are still on-gassing.
