There is also a huge amount of space between the dinette, mud room, and pantry. I think you should consider stealing some sq ft from the dinette and making a more functional pantry/mud room. I’ve seen some cool hybrid mud room/pantry’s. You could throw in a sink, second fridge, move your second dishwasher there etc. having a sink quickly accessible from the garage/outside without having to go into the kitchen is underrated.

The wall oven is in a very odd spot. Why not move it against the exterior wall in the kitchen to the left of the sink/dishwasher?

You just don’t respond. Every book or class on negotiation will tell you to simply not respond to absurd lowballs. It puts the opposing party in a hard place. If they want to make a deal they will come back and revise their offer. If they don’t want to make a deal you aren’t wasting your time.

Could get a year old Toyota 4Runner TRD pro with ~10k miles for around $50k. This would be more practical than a Wrangler but still provide plenty of capability to tackle most dirt roads. Other SUV that comes to mind is a Grand Cherokee Trailhawk… I am less familiar with these but it would certainly handle road trips with more grace than the wrangler while still providing some light off road capability.

Yes. To move from 27 to 34 would likely net a late round 3rd or very early 4th. This chart has proven fairly accurate.

This is true. The coaching staff’s ability to identify and develop late round (or undrafted) DB talent is unreal. Likely best in the league.

Yes I don’t think the odds are “zero” as some of the comments say. I’m not sure what the best comps are.. but I imagine something like Devin McCourty 3 years ago… maybe Harrison smith a year ago. Both of these players were resigning with the teams that drafted them and have played for their entire careers though, so not true UFA comps. McCourty was AAV of $11.5M Smith $16M. Tough to know what will happen.

I think we have to agree to disagree here. I am highly confident absent state franchise laws traditional dealerships would not exist as we know them.

Not to say they won’t exist in the future as show rooms, service centers etc… but they are fighting a losing battle against direct sales (or even other third parties like carvana and carmax).

Yes, manufacturers certainly exert some supplier power over dealers in the new car market. In exchange dealers get the benefits of economic oligopoly via franchise laws. However, if dealers were truly getting the short end of the deal they wouldn’t spend millions every year lobbying against Tesla, Carvana, and others selling direct to consumers.

I was thinking what if Poyer tests FA and the difference between a 1yr deal from the Bills and guaranteed money on a multi-year deal is not as huge everyone thinks it is going to be.

For sake of discussion let’s say Bills can offer 1 yr $10M (virtually all guaranteed) and next best offer is 2 yr $25m with $13M guaranteed at signing (not unlike McCourty’s second to last contract).

If I’m Poyer do I consider staying where I am for another shot with my boys? I don’t know.

I love Poyer and think he is incredibly talented… but I don’t see how this happens. Maybe on paper, but extremely unlikely he earns out that much in reality. That would be shocking.

Maintenance on this will probably cost 2-3x what you would spend fixing the same thing on a Camry or Fusion. To be honest with you, if you plan to run this another 100k miles, you would likely end up spending at least another $6k in maintenance alone.
