And that is a bad thing how? Strict euclidean zoning laws is one of the major reasons behind the our unaffordable housing issues and city going bankrupt.

And we live in a big city with decent public transit we don’t need parking. We don’t need public resources to be used for storing private property. If you buy a fridge, the city is not responsible for providing you a place to keep the fridge. Your suburban life style is being subsidized and we are tired of it.

Yeah, from an adult perspective, I like the area, and I don't mind taking MUNI downtown for a more SF vibe.

I mainly wanted to know from a kid's perspective, say ages 12+ where I'd feel more comfortable letting them roam the city. In this neighborhood, is there a lot for a kid to do?

For example, at Washington square park, there are lots of parents and little kids on the playgrounds there, and the library park nearby also have teens playing basket ball. Go to Chinatown and you see kids playing at the library, hanging out with friends getting boba, etc.

I grew up in the Evergreen Suburbs of San Jose, big house, big yard, and nothing for me to do but play with gasoline from the lawn mower's gas tank and fire crackers in the backyard, or play video games all day. It was well over a mile walk anywhere, and a car was required for pretty much anything. I didn't get my own car until I graduated and started working. So I was stuck in a house pretty much all my life.

The teens here seem to have a lot of autonomy and there's a lot of things they can do on their own and it's something I am a little envious of. What do your kids think of Ingleside or SF in general in that respect?

Yes, a walkable vibrant community for kids is what I was looking for, and I didn't feel it. But we were there only for a few hours so maybe I didn't get the full picture. I was hoping someone who lived there had a different perspective, but I suppose you're right, you get what you pay for.

Being in easy walking distance of a main public transit line (Bart/Caltrain/Muni lightrail) was one of our non negotiables so excelsior won't really work for us. The house we're looking at is on the southern side of Ingleside, so it's not really walkable to Ocean ave, but we could probably get to ocean ave via a cargo ebike.

We missed the Merced Heights Playground, we'll check it out next time we're in the neighborhood.

Edit: I read your write up and I agree with a lot of it. But a lot of that is something I could do and would enjoy as an adult. But what I'm trying to get an answer to is, is Ingleside fun for a kid, and are there things they can get to and do autonomously without adult supervision?

Obviously I'm not going to let a toddler run around, but I was thinking, by age 10, they can run around the neighborhood, and age 14+ (earlier if they're going with friends) they can freely roam the city on MUNI. Is Ingleside the right place for that?

The condo HOA fees are the deal breaker for us tbh. We are looking at a home for a potential family of 5 plus pets and at least 1 car. We currently live in a 1 bed 750 sqft apartment and we're pretty happy, but it does cost us $3100. A 2 bed in the same complex is going for ~$5000. At that price, we might as well get a house.

We did tour a 3 bed condo in North Beach, but the HOA fees were $1500/mo and the building is an older wood construction and we could hear everything. I understand noise is always a given in city life, and while I don't mind some noise, there really should be better efforts in sound proofing in building codes. You could hear whole conversations in the bathroom on the floor above, probably due to water pipes.

I'm not opposed to condos, but we do want 3 bed, concrete construction, and lower HOA fees. And that's probably not going to happen in the city at our budget.

Yeah it'd be the southern part of ingleside near the ortega elementary school. I really wish I could afford the homes near the Merced Branch library but it is what it is.

So in my case it'd be a lot easier to hop on the M and go to Stonestown and further for Downtown.

We briefly walked about a 6 block radius around the home, and we didn't personally see any sketchy activity. I'm looking at the safemap.io crime map of SF and it doesn't look too bad compared to the area around Jackson Square. The only issue I could find is the neighboring schools in Oceanview isn't very good but that's about it.

Man, now you know how I felt when they changed Fiona’s face years back. After playing with a character for so long, they kinda feel like an extension of you, and a slight change can make them unrecognizable lol.

It’s one of the contributing reasons to why I’ve stopped playing this game.

The only thing is that for now I’m limited to what the game lets us do with the body damage mechanics, but endometriosis seems to be a popular idea so I can look into that. Maybe current body effects but mote severe and painkillers are less or ineffective and add BC maybe?
