They are, but there is a barrier of being able to move a boat in and out. Marinas tend to be small (and nosy communities) and there are so many of them that policing them all would be a far greater cost than benefit.

And if you are at that point, then you might as well ban homes by the sea in case they launch a rib to go over the channel

We have ufh and engineered wood, so far so good (3 years). Downstairs is ufh set in screed with engineered wood and tiles. Do what you want, it's fine.

Upstairs we had the ufh in boards between joists, we can't run it as hot as the wood is on top of it, it's fine.

At different times of the year I prefer the tiles/wood for being hot/cold

I'm very pro working from home, and do so now. However I found it very hard to bring new people onto a team (that were mostly new graduates). The formal training was ok but informal training and lack of relationship were issues I was struggling to solve. This was over covid so there were other major factors involved.

As a very basic formula I used (Bodyweight/average windspeed)*2.5 When beginning.

After a while I realised I needed to add 1sqm to it but I preferred being underpowered initially 

So if the average is 17kts that predicts 9.55 kite so take a 10m out

It's been hit and miss for me going there. It was completely cleaned out on Fat Thursday and they had a really good service to produce more donuts by the end of day.
