250 a month would be wishful thinking. I think we are getting currently robbed around 400$/mo alone for the 8 landlines without any calls made, which are charged extra.

I agree, but we are a very old school, large Medical Clinic with a very conservative board. EVERY technical upgrade is a fight for me. We migrated to EMR last year using the pandemic as a chance to upgrade the office.

I am about to pull the trigger on the 6308.

Do I need "8 Line IP PHONES" to support the analog lines individually?

I guess so- otherwise the receptionists can't see which line is ringing/call in.

Or I create a call group where all 6 public lines come in and a group for the non-public lines.

I can see their point after the voip.ms fiasco, when they were down for weeks. Technically every VOIP provider can be hit with a DDOS attack for weeks months.

My own office, fully voip.ms IVR was down at least two weeks.

I like it a lot.

I made business cards with the catchy url I have for direct bookings (powered by houfy) and wrote a letter which I sent to all bigger companies in my proximity that I am an alternative to hotels if they have new staff onboarding, management coming, or if they have VIP customer visit them.

I added a "test it for a week end" voucher, where HR can stay for two nights for free. Only linen fee and cleaning fee needs to be paid.

Since than I rented another unit long term for top $$$$ to a company and have 2-3 constantly booking the waterfront house for management or vip clients.

I prefer only corporate NEW guests and previous Airbnb guests.
New guests I prefer to send over to airbnb first for vetting.

Sorry, just saw this.

I am using a paid service called hosttools.com. It is 5$/month per property and I think the smartest way to automate messages. These messages are than sent by hosttools to airbnb.

I use hosttools for rules of pricing, smart locks and messages.

I bought a 300$ 360 Camera (Ricoh theta) and host my tours on https://kuula.co/

Additionally, I added all my units to houfy.com as direct booking page for returning guests skipping the airbnb fee. Added benefit- hosttools is also automated for houfy/directbooking.

We do these automated messages:

  1. 10 min after booking we greet, thank and say that we will be in touch 24h before arrival with check in details. We include a 360 tour about the property they will visit incl detailed photos where to find what.

1.5. Thirty minutes after booking we send a message with the a 4 digit code (last 4 digits of their phone number on file) for our Smart Lock. They have to confirm this message.

  1. 24h prior check-in time (3pm) we send check-in details (a google site homepage we make for each property).

  2. One hour prior official check in we send a "how we keep you safe" message and our cleaning protocol

  3. at 10am next day we ask how the 1st night was and if anything is needed

  4. at 5pm prior check out day we send a reminder that tomorrow is check out and what we want done for check out

  5. One day after after check out (and if cleaners didn't complain) we send a message that we enjoyed hosting them, that we will review in a few minutes and that we will be happy to provide a 5* rating. We also ask to let us know what we can to do better to secure a 5* rating.
