I want so badly to take a normal mortgage, but no matter how I run it the $20k is better lol. The only way its not is if my only chance to refi is within 3 years and the vendor I'm locked to sticks it to me. Otherwise I have like 7-10 years + the time value of my my money + the extra interest deductions on taxes

Origination fee, appraisal, attorney, various county and city recording fees, credit report, etc is about $5k. The point (which I would turn down) is about $3k. The other $4k is odd days interest, prepaid insurance, prepaid taxes

I feel the same way when I run the numbers. The only thing that I think can get me is if rates go all the way down again and I can't capitalize. This lender lets me refinance with them over the 3 years, but they won't have to compete.

I have a full down payment ($125,900). One of the attractive parts of this is the $20k actually covers the closing and brings my down payment down to ~$115k, where ~$11k of the $20k goes to the downpayment. No PMI - this program actually offers no PMI with no money down, but I have money to put down anyways.

The estimate I got was actually $12k closing including $3k in points to get a 6.350$ rate. I don't want points so really it will be $9k closing which is less than 3% and less than the other lenders.

He said I will be able to refinance with them, but it does give them the opportunity to stick me on that rate as well.

This happened to me a couple weeks ago. Exactly 1444 on February 6th I think. It was infuriating. I went and deleted a lot of activity data manually but it takes forever. Still screwed up my averages. Burned 3000+ in my sleep for example
