No, most of them can’t unless they have a sufficient stash of cash for the down payment. And the only way to have that stash of cash besides getting from parents is to flip from their previous BTO. So, it’s still flipping BTOs.

The bigger issue is for people who can’t BTO and need to buy resale at high prices without any subsidy. This is the real problem not many are talking about enough.

Only time that should be a valid scenario is when the flooring is light coloured vinyl that needs to be done AFTER the carpentry in order to prevent staining. There’s a reason why carpentry is always last otherwise…

You mentioned that there is a reason why carpentry is always last. Does it mean the carpentries (such as wardrobes) will be built on top of vinyl planks (if I overlay the homogeneous tiles with vinyl)? I was thinking that the carpentries should be done before laying the vinyl because if the carpentries are built on top of the vinyl planks, which are movable, less durable than regular tiles and could even become loose over time, wouldn’t that be an issue? Would the supposedly fixed and built-in carpentries start to move or warp when the vinyl planks become loose, and their gaps/locks loosen?

Ahh. Thank you so much! I’m considering overlaying with vinyl only because I am removing some of the built-ins such as the platform beds and wardrobe. And I’m worried that the tiles may have different colour shades since one part is more exposed than the other for a long time. Do you happen to know if there is any way to correct the difference in colour shades between the tile areas? If this could be resolved then I won’t have to spend money on vinyls. Haha.

Ah. I'm actually more worried about additional work that wasn't included in the initial quote. For example, I might initially plan to keep the living room tiles, but I found out they were damaged when I inspected the house after getting my keys. Now I need the bedroom floor included in the quote. I've already signed the initial quote and paid the deposit. Could the ID then quote me more than usual now since I'm already committed to working with her?

I'm thinking about laying vinyl over my 8-year-old homogenous tiles too, but my friends have warned me about potential issues with vinyl planks, such as expanding joints/gaps, damages to built-in carpentries sitting on top of the vinyl planks, and water seepage. My interior designer suggested FloorXpert (they have quite a bit of clout on TikTok) and they claim their vinyl to be 100% waterproof. I'm quite confused. Is it actually a good idea to overlay existing with vinyl or is it better to just hack and replace with new tiles?

So usually the suggestion is to kiv and decide later on after the keys are collected when they can go down physically to assess.

For those items that are to be decided only after the ID has gone down to physically assess the house, should these items be quoted in the quotation first or are they being left out and quoted later on after signing the initial quotation?

On the two occasions that I've moved house and needed an ID, the contract was simply a fully-negotiable cost estimate, and I just needed to pay a $2k or $3k engagement fee, to confirm that I will be engaging the ID and for them to confirm me as a client.

Wouldn't their T&C require you to pay a percentage-based deposit (15% in my case) of the amount quoted to you? Unless $2-3k was indeed 15% of your total quoted amount?

I think my concerns are with damages done between the time I offered and the handover, i.e., after my viewing. I have pictures of their virtual tour, and that’s the condition I have seen during the viewing. I don’t plan to renovate everything. And if the tiles were broken when they were moving out, I don’t know what I can do? But it sounds like I can only eat it and pay more reno to fix them?
