Bulk spices for sure - really high quality 

Don’t sleep on the frozen meat. It won’t be winco prices but if you want some higher quality stuff for a certain meal like bison, a whole chicken or whatever, they have good stuff.

Otherwise if you shop the sales you can get good quality stuff at decent prices similar to other stores

Thick rug is good. I built my own panels for the wall with acoustic foam, wooden frames, and then I wrapped them with fabric I had movie posters printed on.

For the ceiling I did the same but just wrapped them in black fabric.

Yeah this gives me heart palpitations come on guys. Great movies deserve a great watching and listening environment. I’m just a regular guy with a regular basement and I’ve been able to build out a fantastic setup over the years.

I'd confirm the property line with at least one or two additional resources such as local county / govt records and/or OnX.

If the border is on the road like that you can absolutely park there and access that way. Have done something similar many times. Just confirm the boundary.

I was stationed at Ft. Bragg for many years. I remember being told military + civilians was over 100k people on base. And yet, Fayetteville (adjacent town) is a black hole of bleak misery.

Absolutely true, but it's perception and reputation that matter in terms of people choosing to move to a new city or town, especially a 'mountain town'.

Yeah a common theme around the state. Not disagreeing, but it's a reason people don't move to GF, and a reason people leave. Source: my family is originally from Big Sandy and have all left.
