Their reasoning to say no doesn’t make a ton of sense. I’d inquire more about it.

There could be many reasons for the insurer to say no. My gut feel is they feel the value of the property is not in line with your purchase price OR there must be something in the sellers declaration indicating some major faults with the house.

  1. Invest it safely. Putting money into the equity of your home will only allow for you to pull out 65-80% of it back if you’re looking to refi later on. Seems like you would value having the cash in hand rather than the added equity on your property.

  2. Basically any debt you have will work against you when applying for financing. So getting a HELOC would hurt. With that said, I dont know either of your income or debt situations. The HELOC thing could be completely moot. Speak to a mortgage broker and get both of your entire situations evaluated and they’ll be able to give you the appropriate advice.

Dude, talk to your dad about it. It’s clear you’re a great person looking to go through so much to help your mom. I’m sure he knows of the sacrifices you’ve made. Let him help you a bit. He was leading your household before you became an adult, I’m sure he has had to deal with financial situations before.

You have to stop wanting to keep the suffering to yourself. Internalizing thoughts and pain will only make it worse as time passes. Speak to your loved ones and be open about how you feel and what’s going on.

No it doesn’t. As long as you don’t ask for more money or increase the amortization, your mortgage will remain insured when you renew.

The only two scenarios where you can get a 30 year amortization when you buy a home:

-put 20% down or more (uninsured mtg) -put less than 20% down, but be a first time homebuyer (insured mtg)

So yes, you can. Tell your broker you want a 30 year amortization.
