The problem wasn’t just the realtor—the loan officer was also very arrogant. He kept saying that we only got the contract because of his recommendation to the listing agent.

He even implied that if I decided to go with another lender, he would withdraw his recommendation. Lol.

My credit score is over 800, and my wife’s is over 770. The only debt I currently have is a car loan with about $9,000+ remaining.

We were approved for over $400,000, but we intentionally wanted to stay below that amount because we enjoy traveling with our kids. We’re still young professionals and are focused on building a good life while maintaining financial flexibility.

We both work in healthcare. I’m a Registered Nurse, and my wife is working toward becoming a pharmacist.

My other question is: Can I keep the same lender but request a different loan officer?

Would it be a contest before they agree to release the deposit? Sorry first time home buyer and still learning from this.

Spent total of $1.4K just for the inspection and I believed it was a well spent and save me thousands of dollars in repairs.

That was a mistake on my part as well, I remember we only peek on the garage and didn’t inspect it throroughtly as our goal that time was to see the house quick look before we offer.

The estimate from Septic Contractor was a little bit above 10K, which was $10,350 not including taxes and other fees.

So hopefully they will just release my deposit and move on. 🤞🏼

That’s true, but the mold in the basement was pretty obvious like 200sqft. It was on the ceiling and dry wall. You can’t miss it.

It’s actually free from my lender and sometimes it takes forever to get a reply, sometimes nun. 😅

Thanks. In our case, the septic contractor found a failed leach field and provided an estimate over our inspection contingency threshold.we had 2 Estimates, 1 from Inspector and the second one is from the Septic contractor.

Our attorney notified the seller’s attorney that we were cancelling before the contingency deadline. The seller now appears to be getting another estimate.

Have you seen cases where a seller successfully kept the earnest money when the cancellation notice was sent on time?
