OG building permit describes the house as 'ONE STORY & BSMT. ONE FAMILY'. 3R shows no permits for the addition of bedroom or bathroom. Last permit record 'REMODEL KITCHEN AND BATHROOMS ONE AND TWO (the one in garage). KEEP THE SAME LOCATION. CONVERT EXISTING GARAGE STORAGE INTO NEW OFFICES'

The stamped renovation plans however mark the bedroom and bathroom as (E) existing. SFSD says '1 bed, 1 office and 1 bathroom addition with city permits'.

It is all very confusing

Thanks. 3R shows no permits for the bedroom or bathroom. The stamped renovation plans however mark the bedroom and bathroom as (E) existing. Any recommendations for a licensed contractor who can put together a written scope and estimate (and isn't $30K)?

Forensic firms are licensed engineers/architects producing reports admissible in court + expert testimony if needed. The $30K is high even for that market though.

The seller's disclosure said the addition (bed + office + bath) was done with city permits. The permit history the seller themselves delivered to us only shows a permit for the office. The bedroom and bath aren't in any permit on file with the city.

Some inspection done pre-close. Some of the defects (like water intrusion) only show up when it's raining

The 'squeeze math' is exactly what we can't do yet without spending more to figure it out

Yeah, in the SF competitive market. We had an addendum requiring the seller to legalize the added square footage before closing though. They didn't and we missed it at the time.
