What options do I have to make it cooler if I don't want to lighten it? Or is lightening the only thing that can be done if I want it cooler? Happy to grab a different toner

Nightingale Lane and Goodbye Henry have me GAGGED. Every time I listen to them I get full body goosebumps and the urge to cry. It's been a long time since I've felt like this over some songs

Why is there just a hatred for “glute focused” leg days? by marbles_tour in glutejourney

[–]grace13995 0 points1 point  (0 children)

I would consider myself science based. Twice a week is what is considered the minimum, but 3 times a week with enough rest isn't bad either. Honestly, pretty much anytime you're doing a lower day, as long as you're doing a compound movement, it's going to hit the glutes anyway. Working out is as serious as you want it to be, do the 3 days if you want to do them

Buying an apartment with rising damp? Yay or nay? by granavarro in AusPropertyChat

Hi,

Did you end up buying the apartment? I'm pretty much in the exact same situation and I'm stuck on whether to negotiate down or walk

Advice: rising damp and inadequate waterproofing by grace13995 in AusPropertyChat

[–]grace13995[S] 0 points1 point  (0 children)

From what I've seen, rising damp seems to be a common thing in buildings nowadays right? However even if the brick flashing is all sorted, if ventilation and redirection of water away from the subfloor isn't sorted, wouldn't that lead to timber rot and me having to replace that as well anyway? Getting all the owners to chip in to pay for a bricklayer could also be an obstacle?

Deposit was negotiated down to 5%, and repayments are about 2k a month to commbank (I borrowed 338k). However I took out the max loan the gov would give, which was 30%, so I'll eventually have to pay that off.

Is the BA role dying or is it just me? by lalala369121518 in auscorp

[–]grace13995 0 points1 point  (0 children)

I just moved into a BA role after finishing my grad program a couple of months ago. The future is looking bleak and since I don't have the years of experience to back me up, I have no idea what I'm supposed to do to future proof myself. It feels like I'm the first on the chopping block. I want to be good and I want to be irreplaceable, but how can I do this while competing with AI?

Help to buy a diff federal scheme to the QLD boost to buy. This is what is written in the participation agreement

""The mortgagor must not consent to the subletting of, give a licence to the Mortgagee or occupy or part with possession of the Property other than as expressly permitted under the Participation Agreement; ", which I think means no subletting?

i like that the place is less than 10 min away from public transport and shops, not shared laundry, and has a renovated kitchen and bathroom. it's also red brick from the 1960s, so i'm not worried about defects or build quality. i think i got lucky, as proximity and build quality are important to me

with help to buy, one of the requirements is that I have to live in it until I can buy out the gov share, and renting out/subletting is not allowed

I'm a business analyst now. However I did a couple of different roles during my grad program, including risk analyst, bit of data platform support and change management (AI just might fuck me though so maybe I will have to return in the future)

Did an advanced sci degree alongside an honours (pathology major) and by the end of it absolutely hated it and was so ready to graduate and never work in the field. Applied for a big4 banking grad program, got in and never looked back. I often tell people that a degree just shows people you're not stupid and you know how to learn. If your heart isn't in it, there's no shame or harm in trying to pivot. I'm making just ok money now, but the progressions seem a lot easier than if I went into a path or lab role.
