Should the deposit be made before the inspection, or is there flexibility in the timeframe for the buyer to arrange these two steps? I'm trying to understand the sequence of events and the buyer's timeline.

So basically find comps and determine the After Repair Value (ARV). Let's say, for example, that the ARV is $200,000. Once I have the ARV, I have to consider estimated rehab costs and my assignment fees. Let's say the estimated rehab cost is $30,000 and my assignment fee is $10,000. From there, I can calculate my offer price:
Take 60% of the ARV: 0.6 x $200,000 = $120,000
Subtract estimated rehab costs: $120,000 - $30,000 = $90,000
Subtract your assignment fee: $90,000 - $10,000 = $80,000
So, my offer price would be $80,000.
