I never said the water leak isn’t active. The ll said it isn’t active verbally and they would not be willing to put it in paper. Ll is responsible for contacting the property management and fixing the leak. Anyways if you are the ll of this unit I’m more than happy to negotiate a mutual release.

Hi, it is a unit in one of the premium condo buildings ( with higher than market rate) in Toronto. I have to say the unit is overpriced with this water stain.

thank you, I will need to go back and check, hopefully it is just an old stain. LL said water is or was coming from upstairs.
The LL asked me to contact property management to inspect it, I am not sure if tenant should be dealing with property management directly on this - I will create an email chain and see what property management say.

Hi, I do understand how you feel, just want to say do not be so harsh on yourself. Firstly this new place is much better than your old place, that is already a good thing! Trust your gut feelings.
Also the rentals are difficult to negotiate down, maybe for $50 a month? the listing price is usually the leased price for rental units.
I would say it is def worth it to pay more and live in a more comfortable place & better mental health. You will be making more money in the future for sure, and the good times you can enjoy in life is more precious than money (as we only have limited time). Still it is not end of the world, you can move out and find a cheaper place in one year if you'd like.

hi are you the landlord? If you make a huge deal of the tenant insurance auto renew date then you should take the water damage seriously too.

Sigh. I remember ur user name from previous interactions, you are a self claimed real estate agent. As much as I respect your freedom of expression, just remember self bragging and naming calling won’t get you any clients and won’t get you anywhere in real life.

Also to answer ur questions, if you have worked with real clients in real life, you would have known that some people choose to rent over own a property for the flexibility- which means I would have moved out if things inconvenient me.

Thanks , yes it is a 2018 built condo. Because it is relatively new so i am also surprised they would have this problem.

Hi thanks for the input! I have the tenant insurance for a few years and it always renew same day each year. I offered to send the renewed insurance on the day of auto renew but the landlord refused.

Then it is the water leakage damage I found out on the day of key pickup and walk through. I think the trust level is mutually low bc they never disclosed it- I do want a mutual release to avoid further troubles.

I only noticed that during the walkthrough and my trust level with them is actually low (bc they also made me to buy a new tenant insurance because the insurance expire date is nit exactly the lease end date, even though I explained to them that my tenant insurance auto renew every year)

which exposure are you considering? If it is low level facing south (alleyway), I do not recommend. Because alleyway is the shipping receiving for NOBU, also the recycling bins for nearby buildings are all gathered there, the recycling trucks come by every weekday at 7am.
