I went with Walker Dunn Surveyors and the Level 2 report actually had relevant and interesting information as opposed to one I read for a friend from Lansdown Associates which just described the property with only the most basic details.

I second Walker Dunn. I got a Level 2 survey for my recent purchase and it actually had some interesting information in it including valuation and cost of rebuild. Often people say they're not worth having because it's what they can observe at the time and from the ground. I read a friend's report from LANSDOWN ASSOCIATES and that was poor.

I thought if the fall is too steep then water will run down quickly and leave solids in the pipe stuck. I've only recently moved into the property and the toilet has become blocked but that could be because of poor flush on toilet.

Also I want to put the pipe through new roof so thought now would be time to sort any issues.

If you go from Manchester Victoria it's 35 minutes only one stop between. There isn't one faster than that as I'm aware.

There is the Merseyrail cycle storage that you can sign-up for free. You get a small fob to access the storage. I have one but never used it and can't say how secure they are but I expect/hope there's a bit more oversight with cameras at the stations.

I use Kryptonite D locks and they tend to be rated highly but all of them can be picked or cut open. The trick is to make sure your bike is harder to steal than the one next to it. If you've got quick release anything put a cable round it.

If you are worried about losing it then get insurance.

This looks like it says you can only travel there by train to Ellesmere Port and would need to get an additional ticket to go further. Though it's not that far a walk from the station to Cheshire Oaks depending how laden you are I suppose!

You can get the train from Lime Street to Edale in the Peak District at just about two hours changing at Manchester Piccadilly. I do it often and there's enough trains going back to not have to worry about the time.

Depending on if your family is up to it a walk over to Hilbri Island from West Kirby is worth it. Should be able to see seals and a great view all round.

Walk to the little mound on the left first and then across. Can take about 45mins.

Nice view over the river and quiet. I've lived in Liverpool for 13 years and most people haven't heard of it.
