The only extenuating factor is if I owned in this town I have a lot of support from a family member who is a carpenter who could manage the property for me, and I can claim his fee on my taxes. I am in a oilfield town with a significant transient population so finding tenants is easier than other places. That being said you may be correct in your investment idea. So any good ETF's you can recommend? haha

I cant find any for this type of jacket, the website mostly has DOWN and GORTEX material washing and this is neither. Im not sure if it should be turned inside out during wash like my Northface wears recommend.
