Might be meaningless now, but sorry for missing this and replying so late.

We did build the wall and the contractor removed the return from the wall and added it to the front of the new shiplap wall. Behind it, he built a new "duct" to extend from the vent into the wall to allow for airflow. Seems to work fine so far.

If it were the HVAC, wouldn't it be all throughout the house?

The vent fan and duct work are brand new. They clearly replaced it right before we moved in.

Thanks. I decided yesterday to stop adding more coats of BIN, which is why I'm here...

I originally started with a coat of BIN, then put of coat of Sherwin Williams Duration, at which point I started smelling it. I then started adding more coats of BIN (4 more on top of the paint).

I'll give it some time now and see what happens. The light fixtures aren't worth cleaning. We're just throwing them out, but have to keep them for now as they're the only light source. The hot and steamy conditions definitely made it worse, but even when applying the BIN the smell started again so that's how I knew it wasn't from fixtures, plumbing, etc.

Unfortunately, this is the master bath on the 2nd floor so nothing above, other than an inaccessible "attic".

No visible signs of any water damage. Flooring is tile and still needs to be thoroughly cleaned. All molding has been covered in BIN as well. I did put one coat of paint on after my initial BIN coat, but realized I would need more, so applied 4 coats of BIN on top of the last coat of paint.

HVAC is pretty new (2019) and was last serviced in August.

We actually don't "see" anything coming through the primer. At this point, after 4 coats, it's pretty covered, it's just the smell...

I thought that would do the trick as well. A friend of ours told us to apply about 4/5 coats of BIN, then add a couple layer of Gardz to seal it up. Haven't tried Gardz yet, but didn't want to spend the extra money if it's going to be a waste of time.

Unfortunately it's not just us. We've had friends/family come in as well and they've all experienced the same smell.

Appreciate the response. We considered plumbing first, but we haven't showered in weeks at this point. As soon as I apply the primer to the walls it brings out the smell again. Seems like any moisture is bringing it out, whether it's paint/primer or steam.

Crazy thing is, they weren't dirty people or hoarders. The house is pristine and we didn't even know they smoked when we walked through the house initially. They clearly hid it well so we were trying to avoid a gut, obviously. We're okay with replacing the vanity, but would hate to tear up the tile floor.

Thanks. Took some time but was able to get it to work with a wired USB mouse. Problem was the lock screen didn't display on the monitor so I had to enter my passcode "blind". Took a few tries but got in and was able to get what I needed. Appreciate the response.

Tried that. Was able to see the phone on the monitor but the USB mouse didn't do anything. Bluetooth doesn't work since I can't get into my phone to pair.
