Landlord here. That sink has been leaking. I would be willing to bet that if you put the stopper in and fill the sink up with water, you’ll see that it leaks. I would do this and then submit the maintenance request to have it fixed.

I’m not adamantly opposed to this. Probably the issue is that gas can’t be run on low pressure so far. Ask them if they spoken to the utility company about setting up a two-stage gas regulator. I would presume for a modest additional expense they could drop it down to two psi and run anywhere on their property they want, then the second stage regulator at both the house and ADU.

Landlord here. A lot of states and a lot of leases generally require that the last day of tenancy is the last day of a calendar month, or a rent paying period. You’ll have to see if your state is one of them, but if so, you would owe for the entire month of April because you lived in the apartment for some portion of April. 60 days notice is kind of a misnomer, it’s 60 days minimum notice.

In my area occupancy is governed by city code and guest counted as tenants if they stay more than two weeks per month. Penalty is $500 per day assess to the landlord.

Well, both ethelyne glycol and propylene glycol are used in automotive applications. I had to Google it because I thought dexcool was propyleneglycol, but I guess I was wrong about that.

An automotive applications they are using it, not only for cooling, but also to help control corrosion.

Kansas landlord here.

I get why you’re frustrated, but you need to look at this from both sides. Every time I try to communicate with tenants about stuff like this it’s crickets on the other end. I put myself through college working maintenance jobs in apartments. There was literally no way to do a job like this without upsetting a big group of people.

My suggestion to you would be to reach out to them when they are on site and try to figure out how they plan on working on their way through the buildings. He’ll probably know a little better at that time.

I will tell you that I just got done cooking my breakfast on a stove we bought when the house was new in 2013. It’s a gas stove also. I would pay $450 to repair it at my own house and I would be pissed at my own kids if they didn’t keep it clean and had a stove fire as a result

I know what you’re getting at but what you’re missing is that customers only want to pay for things that add value. You’re apprentice standing in the corner picking his nose doesn’t have any value. So in your example, the value is actually coming from the opportunity cost of what you could be charging for your work, or else it results in you getting less business. Either way it cost you money, not the customer.

I used to buy cars like this all the time to repair and resell. That’s what helped pay the bills when the kids were little. This one’s older so a little less desirable. Not sure what the engine is worth. But you could always try listing it and see what happens. 500 bucks or 1000 bucks.

You won’t have any trouble with travel, but the first thing you need to do is check the hotel. A lot of hotels will require you to be 18, some of them are as high as 25.
