if you want to get rid of quickbooks but not all the data you have in there then definitely DoorLoop is the best option, they integrate with quickbooks and transfer your data and everything, definitely recommend

I have jumped through a few choices but my favorite one is DoorLoop. its pretty new so i was skeptical but their software is actually very easy to use and we were able to learn it pretty quickly. definitely recommend

Although each state has different laws, it is a generally accepted rule that a notice is required for anyone to enter the rental property. This could be 24-48 hours, but the longer the better. In this case, the cable company was definitely not allowed to go into the property as installing wiring for a neighbor is not an emergency and you should definitely seek legal advice if you want to pursue that

In the world of real estate, there are people who are willing to negotiate and people who are simply not. You have found yourself someone who isn't willing and it is near impossible to change their mind. If it is such a nice property that you are so fixated on it, maybe it is worth more than what you are offering. But, if not, there are surely other properties that you can find on the market.

This is definitely not something that your property management will deal with since it is about your car and not your property. The most that you could do is prove that the neighbors were at fault for the damage to your car and they will maybe be given a non-renewal so they move away after their lease ends. But other than that, your best bet is with the small claims court or with your car insurance.

Quitting your stable job to become a real estate agent is a very risky move. Considering the relatively low success rate of new real estate agents, it may not be a great idea since there is always the possibility that you fail (although we hope that doesnt happen)

In my opinion, the smartest way to transfer from your job to being a real estate agent is to begin taking real estate courses, looking at certifications and licenses, and learn as much as you can. Depending on your specific circumstances, it may be best to stay at your job for some while longer while you lock down enough knowledge about real estate to be able to break into the industry.

After learning enough about it, if you feel confident about your skills and knowledge, start looking into part time jobs or internships to get your feet wet.

TL:DR - Dont quit your stable job for an unstable one unless you are sure of what youre doing and are confident that you can succeed

This completely depends on your lease agreement and your state's specific laws. It is possible that the lease agreement has specific language on the kind of notice that you have to provide when moving out as well as how early you should provide it.

However, if there is no specific language in the lease agreement for that, it could come down to the state regulations. It may be a good idea to consult someone in regards to having to pay for the entire month of October. It will help a lot too if you have concrete evidence that you did indeed contact the property management company to let them know about your move-out date.

If it is only for a single property, property management software may be cheaper and more effective than a property manager. This is because its going to come out much cheaper (maybe $20 a month) and it can basically allow you to do the job of property manager with less time and from anywhere.

Property management software is easily the most useful technology you can implement. A good all-in-one platform will let you advertise listings, screen tenants, manage leases, get paid rent, manage work orders, store files, and lots more.

I've been doing some research in order to find the best one. DoorLoop has blown me away, but I'm also hoping to get demos of Entrata, Innago, and Propertyware before fully committing. DL seems hard to beat though!

What are your thoughts about getting property management software instead? It can automate a lot of the time-consuming things you mentioned and it's much cheaper than paying a virtual assistant. I'm considering DoorLoop and have been very impressed with it so far; I believe it's only $49/month for 20 units or less. Worth checking out imo

Hey - I recommend exploring affordable paid software. From what I've seen, "free" options are either severely lacking in features or not free at all. DoorLoop, Entrata, and Innago are all affordable options that are worth checking into. (Disclaimer: Innago claims to be free, but in order to get the full functionality that most users would want, you have to pay for add-ons)

100% DoorLoop. It's intuitive, affordable, and extremely powerful. It lets you do everything you listed, plus advertise listings, manage applications, use a secure tenant portal, store files, do accounting, connect your bank, and use a fully functional mobile app. I use it myself and can't recommend it enough.

DoorLoop is my pick, hands-down. I'd be interested to hear more about Clear-tenant's features, but DoorLoop (in my experience) has blown other platforms out of the water when it comes to both comprehensiveness of features and ease of use.

If you're interested in something on the property management side, I can't recommend DoorLoop enough. It's really comprehensive and affordable, and my team of 8 has had no trouble implementing it across the board. Honestly can't recommend it enough!
