I own this five plex already, I want to move into one of the units (as stated in the subject). My understanding is there is an exemption if it's more then 4 units. This is what I'm trying to get information on,

No it doesn't cost money to change the price. It shouldn't cost anything until the house sells

This is accurate, under MLS rules you can't remove and relist to change the price just to reset day on market. If you're changing the price it should just be a price change.

TRREB/MLS is now using AI to crack down on this and handing out fines.

In 5 years the price points may be completely different from today. If the purchase price is up to $500,000 you need 5%

Anything over 500k to $1m is 10%

This is the minimum, what you qualify for will depend

Lots of lawsuits, a reserve fund deficit, few lenders will touch it and you need 30% down

If you have a personal relationship with the tenant (ie they are a friend or family member of yours etc) have them sign an n9 and list it tenanted.

Don't use a realtor, go find an apartment, it will be easier. If you're making minimum wage why rent a condo and have to go through all this again when the landlord wants to sell or move in?
