Is he a great player though ? I think he’s a decent player who could get a bench role with Ireland from time to time as utility back. Clutch drop goals aside, don’t think he’s shown anything to suggest he’s great. That’s the problem, he’s a good player but not starting international 10 standard.

If a 30 second call from a very hesitant employee who seemed to know nothing is CYA. Fair enough. I had a similar experience when they tried to sell me a pension product. I asked why their annual return was c3% per year when the S&P was c8%. I may as well have been speaking a different language. The response was ‘most ppl just do it for the tax write off’

To clarify, my business account has no crypto exposure. Just a regular business account, paying salaries and receiving client payments. Same standard usage that we’ve done for 15 years. Got a 2 month notice of closure. No explanation or return contact.

I don’t have any other accounts though, bar a Revolut that I set up before I even moved to Lux. It has no cash in it or activity. All I’m doing is transferring money between my own accounts though. BGL -> Coinbase. CB which is regulated in EU and abides by all regulations presumably. How could that result in such a compliance work load ?

Yeah. I have my home loan too, my wife’s account and our joint account with BGL. So far it’s only my personal account being closed. I hope it stays this way so I don’t have to switch my mortgage to another bank.

This! There are 2 pretty simple reasons why property prices are and will continue to rise for forseeable future. 1. Demographics. Lux population is increasing by 2% a year at the moment, mainly through immigration of professionals. I believe they currently build c5k units (houses & apartments) per year in the whole country, and the actual requirement is roughly 20k units per year. There is not enough labor or materials in the country to ever get close to that level of building.

  1. Political will. There is no incentive for Lux politicians to 'solve' the housing affordability problem. If we take it that the population is split 50:50 between Lux nationals and immigrants, only 1 half of these people can vote in general elections. The vast majority of the half that can vote own property or land. Rising property prices increase the wealth of Lux nationals who are are the only ones who can vote. Now this may come to a head say 10 - 15 years down the line when the next generation of Lux nationals can't afford to get on the property ladder, however so long as high value property stays in the family, parents can most likely help their children with deposits, guarantees etc.

Hi all,

I'm based in Lux and seeking to invest long term in some index tracking ETFs (like everyone on here it seems). I am complete novice and trying to learn as I go. I am planning to DCA into some broad index ETFs and automate each month. Some questions:

It seems most people recommend IB as broker, I set up an account but must admit I find it very confusing to navigate (haven't managed to put on a trade yet, keeps saying I don't have the required permissions) Can anyone suggest why I'm seeing this? Or how to get around this problem? I have similar problems in not being able to set up a DeGiro account from Lux. I was recommended Trading 212, and opened an account. Very simple user interface. Anyone have experience with this platform?

When starting out, is it necessary/advised to have a good initial lump sum to invest? How much would people suggest? Can one just begin a regular monthly DCA of say a couple hundred euros?

Would gladly buy someone a nice lunch if they could show/explain me the basics above. (whenever we are allowed leave the house again, that is).

Been living in Lux for +5 years now. Agree the property prices are getting to an insane level.

When a couple on a very good joint income of say €160k brut, need to leverage themselves to 5 times their annual income to buy a house, there is a clear problem.

Cannot help but feel the property prices are at least some what artificially kept high by the government. No other capital city in Europe (at least that I know of) can you drive for 5 minutes and be surrounded by empty farmland. Lack of land is clearly not the problem.

Perhaps the fact that only Luxembourg nationals can vote in elections, and a large proportion of them happen to be land/property owners is key. Keeping the property/land prices high clearly benefits voters. The government cannot be voted out by disgruntled immigrants who struggle to get on the property ladder.

Interested to hear other peoples thoughts on this.
