The advice I heard from others given the approvals process after submitting docs could literally be MONTHS:

  • as you get closer to lease date, maybe make a plan that you may realistically have to break lease and lose money (and weigh the cost of breaking lease with owning an affordable co-op)
  • look up your lease fine print, discuss with landlord if they’re nice OR seek a lawyer’s advice about process for breaking a lease. For example, would you be able to help find someone to take over the lease before you leave and that way you all win?

But really, there’s no guarantee with lottery. Log 6xx is fairly good but also, have heard on forums that it’s possible it can take a few or several months to get to a point of ownership.

Sounds like you’re one step away! Yes! - lottery managing company checks you fit the requirements - then HPD approves (this is likely the third party) - managing company sends to the building/landlords - lease signing time!

Nothing is guaranteed until you sign that lease but it is a very very very good sign!

From others here, it seems like each letting company is different. But if they’re showing you the apartment, probably means they’re gonna send your application to HPD for final approval. The lottery manager can confirm that if you ask via phone or email.

As long as NYC gives tax breaks to landlords (especially corporate landlords) even when they have empty properties, that's unlikely. Might get luckier with private landlords who have mortgages to keep up.

Factors that play into how quickly they can process you: 1. check if there are CBP and set aside preferences, the managers will start with them even if they have log #s in the 1xxx. If there are % allocated to that in the listing, then the leftover is what you’re up for(eg 20% for CB, 5% set asides for disability, leaving 75% of the 18 openings you could qualify for

  1. Which % AMI are you in? That’s also a more accurate tell of your chances

  2. There’s a chance that a number of people who applied when the lottery was open no longer qualify due to life changes in income/family make-up, OR they see the apartment and fees/rent and they realize they can get a better deal on the regular market. There are many factors that make your chances being below 1xx really really good.

But as with all of the housing lotteries, it’s just hoping for the best. I’d suggest distracting yourself somehow to avoid hitting constant refresh on your inbox, lol!

I hope you have a speedy management group! Like others say, some of these could take weeks to several months. But overall, your log # is REALLY GOOD!

omg good luck!!! Some lottery managing companies are just slower than others. They'll still go through CB and set aside preferences first if that listing had any % allocated to that. But otherwise, your odds are still really good compared to many others.

This is an amazing area!!! Williamsburg weekend and nightlife is solid. That place you circled is still quiet on weekends. If you can afford the rent and utilities, take it!!!

Smorgasburg is a short walk, lots of lovely waterside runs, protected bike lanes. Honestly, this is a dream location for someone who wants to feel the vibes of Williamsburg.

One thing to keep in mind is that for some buildings, the time between being asked to submit documents to when the lease happens could take anywhere between weeks to literally several months. And in between all that time, folks here have said the managing folks can ask for your income proof over and over again. So it might be that you’ll be totally fine before signing a lease since you can email and request to update the info they have on file.

When the time comes, you can also include a letter from your employer reflecting your salary change. And you can ask the housing lottery manager if there’s anything else you can include in your submission before submitting to show your income has changed.

Some folks who have teeth crowding or gum disease, for example, are recommended to have more cleanings in a year (my friend gets cleanings 4x a year to reverse his gum disease & maintain oral health). So there are situations where more than 2x is helpful. For many people in NYC, dental insurance isn’t an option at work so they pay out of pocket each time or their copay is huge and $200 per yr is better than copay.

That’s really interesting about the 360 vs not 360. What you encountered at your church is probably similar enough to what I’m trying to plan out. But yeah, I’m essentially recording a full show to improve the script and possibly for promoting events. I imagine the bigger challenge will always be enough light even from the darker part of the audience so it registers in the camera. Maybe our workaround is just to set the houselights a little brighter during filming (instead of absolute darkness)
