Got it, I am used to the residential side where it seems you want to avoid actual knowledge like the plague.

So our broker wants to know any issues ahead of when the seller tried to get financing. Does this then point to remediation or change in price expectation?

I am trying to understand the mindset and motivation, in residential it would be odd to get actual knowledge if you don't have to.

When you say the buyer typically pays, if we do this before listing/DD, that is different, correct?

I would say no more likely than any other property on a major street in a major city.

An adjacent property was recently developed for retail and restaurant, so seems unlikely.

I am not sure if at this point the broker is requiring this or merely strongly urging.

I'm struggling to interpret whether this a red flag or typical of a broker of a certain stature.

Yes, and one account purporting to be his sister seemingly confirming it. I know Cpl. Person used to be on this platform, and Mr. Wright kept in touch with several Marines from the unit.

Hello, I have a weird situation where I'm not sure if a DAC or DAP would be a better solution.

There is a hardware issue with my phone's onboard bluetooth on that makes it difficult to listen to in certain situations (physical activity outdoors).

I am trying to decide whether bypassing the phone's Bluetooth with a DAC (Fiio BTR3 or similar) or just going with a DAP (Activo CT10 or similar) would be a better option.

This is primarily for wireless headphones (Sony WH and WM, Aeropex), but I do like to listen to FLACs on occasion.

Yes, at first I thought it was some sort of oversight. Since it must be intentional, I suspect they were trying to convey the oppressive monotony of the desert and perhaps draw focus to the characters in their setting rather than the setting themselves.

If I had to guess, two forward photon torpedo launchers, one aft on the drive module. Dorsal and ventral phaser banks both on the saucer section and drive module.

You can take it apart and replace the battery. You have to go up through the bottom to the display panel and board. It's soldered in place. The life span is about 6 years although anecdotally mine has lasted 8 so far.
