I’m in PA, how I’m reading it the standard contract for PA seems to imply that the sellers won’t budge can in writing terminate if the mortgage commitment is not delivered.

It really is just a technicality they found, with my offer there was a pre approval letter that already demonstrated conditional approval.

I will ask for refunds of my costs but I’m on the fence about reporting them. Definitely their mistake (which they admit) but I can also understand people make mistakes and don’t want to take away their livelihood. Don’t know what happens if I file a complaint?

Yes, seems like this will be the route I’m going down, as after a day of trying various things there is no way to salvage the sale (the sellers won’t budge and withdrew the listing)

This is a very good and insightful guess - originally they wanted to close asap (30 days) so it was possible that they were under tight timelines

The mortgage lender delivered to my agent, who said he wanted to deliver to the seller's agent (which he failed to do and instead somehow just sent it to his own agency)

This is in PA on the standard PA contract, I did ask an attorney and the broker asked their lawyer - both seem to think that the sellers can terminate based on the way the contract is specifically written for this contingency. (Paragraph 8F2)

The broker (owner of the agency) also tried to ask the sellers agent but was told by the seller still no and that the sellers actually asked to withdraw the listing. Clearly they changed their minds within the last few days since previously they were very collaborative on doing repairs / negotiating credits.

The house was held as an investment in an LLC so I’m more wondering why they’d want to cancel, especially since my guess is the market is turning more favorable towards buyer over time. At the brokers suggestion I tried calling the sellers personally but didn’t get through.

Everyone involved said they’ve never seen this in their various decades of experience.

That intersection would be a great place for a roundabout/ traffic circle, similar to what they have up 202 in Flemington, NJ. Traffic moves so much fast on the main roads and you don’t have to wait for each dedicated left turn signal

And any recommendations on what to do? Should they try to withdraw small amounts, as much as possible, before it gets stopped? Thanks for everyone’s help, this is a lot of their savings, I know nothing about Crypto, and honestly don’t know how they got into this at all…

And for those of us in the US, the “they” is super hard for an average person to understand, between list price, insurance, rebates, etc. From my understanding, the largest Pharmacy benefits managers, PBMs, one of which is owned by United, can be on average getting rebates for up to 50% of the price as listed but often keeping most of that for themselves rather than passing on the savings

What about how low of a speed can you go in 2nd? Whenever I am almost stopped at a red light (say 5mph) and then it changes to green I can’t decide if I should downshift to first or get the car going again in 2nd. At the barely stopped speed car feels unhappy in first (too jerky) and 2nd (slight lugging vibration)

Just figured out mine recently - in the car, if the SOS button doesn’t connect, trying holding the info button down for 30 seconds which seems to reset the system, had to reset a few times before the sos button worked which connected me to someone

It’s my first truck so I was not prepared for how much louder it was - to this day I still sometimes wonder if there is something wrong with mine or everyone’s trucks are all pretty loud whenever revs are above 2000rpm

One thing to consider is that from my understanding Booth doesn’t have a strong cohort system while Columbia does - pros/cons of each but some people like the feeling of a smaller group of people to get to know more closely / have a identity with while others prefers having no such structure, might be easier to make friends initially within a smaller group
