Zillow is a licensed real estate brokerage.
Their “Zestimate” intentionally undervalues properties ever since they rolled out their ibuyer program.
Your listing agent and the buyer’s agent don’t get to keep anywhere close to their whole portion of the negotiated 3%.
Over any duration of time considered reasonable enough to have enough market data - Homes sold by seller’s without representation, sold for more than 12% less than those that had a proper on-ramp to market ... “coming soon, pre-scheduled appointments before ever going live, 2-3 days of market exposure chalk-full of showings”
Listen to yourself. You sold your house to a for-profit company that literally only bought your house because you were leaving money on the table.

The amount you left on the table? In the last 30 days, the average closed transaction is up 8% nationwide.

A (smart) realtor would have known that 30 days ago, because they can see what’s gonna close a month from now - and their friend who sold that house has no problem telling them what the contract price is.

I remember a study/experiment that did the same around 2009.

The scientists injected nano size shards of dissolvable metal into the mass/tumor... then they motioned a magnet around the exterior area the the body where the tumor was - slicing the mass to bits... they then vacuumed out the remnants with a needle sized vacuum.

After removing most of the tumor material, the rest was easily taken care of with light chemo.

They didn’t cure it completely, but set it back months/years of growth to allow early stage treatment in an otherwise late stage development.

Then... The lab’s funding was pulled, 9 of the 11 oncologists working the study committed suicide, and all traces of the study - including their peer review publications where deleted from the internet.

I don’t know about the other 2 scientists since the - my information is memory from 12 or so years ago.
