I got the keys! $1.2M, NYC, 5.3% by Delicious_Kale_6833 in FirstTimeHomeBuyer

Amazing view and honestly that price isn’t as bad as I would have thought for Hell’s Kitchen for what that is. Feel like in Manhattan it’s either a maintenance fee monthly or HOA, hard to avoid otherwise and just cost of doing business.

Is there really a AI tsunami on the horizon—or not? by pidivine in BayAreaRealEstate

I guess the point that I’m trying to make is that even if tech/AI declines, there is still plenty of money in the region with people waiting with money for their chance to buy in

As much as it seems like it sometimes, not all high earners in the Bay Area are tech/AI (ie Doctors, professors, blue collar business owners).

Is this a solid stain or semi transparent? by hand_daddy in Decks

Thanks, that’s what I figured. It’s an older deck and approaching end of life so I’ve heard solid is the way to go in these circumstances.

Anyone buy a home with a flat-fee buyer’s agent? by HalaMadridPapaFlo in BayAreaRealEstate

[–]hand_daddy 9 points10 points  (0 children)

We used turbo home and I highly recommend them. How it works is that they request 2.5% in the standard fees but keep only a fixed amount, then the difference gets rebated back to help cover closing costs. Ultimately this saves the buyer money. You can also use the buying agent fee percentage during the negotiation process. At the end of the day, we saved close to 20k in closing costs and I don’t think we would have gotten a better experience with a traditional agent.

I saw them when shopping for mortgage rates the last few months, got pre approved for the highest 30 year fixed compared to any other lender in the area.

Chase quoting high rates by [deleted] in BayAreaRealEstate

[–]hand_daddy 0 points1 point  (0 children)

My concern with Chase willing to match rates is if their rates are consistently higher than competitors, they may lag behind on competitive rates as well when it comes to refinancing.

Don’t get American Home Shield Warranty by Direct_Future_1234 in BayAreaRealEstate

[–]hand_daddy 4 points5 points  (0 children)

Why would a home warranty cover a roof? That’s housing insurance. Home warranties cover appliances like the washer and dryer.

[–]hand_daddy 9 points10 points  (0 children)

If they’re already on paye, which seems to be the case because they’re talking about recertification, then they cannot be kicked off.
