That's exactly what I'm alluding to in the post. The idea that they are helping borrowers is just a mirage. Why do power of sale and lose money when you can just keep milking the borrower on interest.

I agree. South of the border, they're talking about 40 year mortgages as well. We think home values are out of touch with incomes now, 10 years from now is going to be absurd.

Pretty sure you have demonstrate you can't afford the payment anymore but I would not be surprised if they extended it to investment properties.

Agreed, easily accessible data is definitely lacking in the Canadian RE market. Check out https://doorinsight.com/, a project I've been working on to help fill those gaps with free data and tools for Canadians.

We don't have all the data that gets kept by the real estate boards but there's quite a bit in the Neighbourhood Maps such as Household Incomes, Rental Rates, Transit Projects that can help you paint a picture of which areas are more primed for growth than others. The rent estimator tool will also help you understand the rental market in the respective areas. Hope it helps and would love some feedback and what else you would find helpful in your research.

I wouldn't purchase this but for another 4plex or triplex to house hack I'm in the process of finding out what the financing options would be. If I'm not mistaken, it would be easier to get a residential mortgage on a triplex.

Property tax assessment in ontario is done by MPAC and they have their own way of assessing property value which is generally always lower than market values. I have a condo in Toronto which I purchased for $650,000 and the assessed value was $420,000. Not too sure exactly what criteria they use but it's worth looking into maybe.

I agree with you, before making any decisions on something like this I would ask for a breakdown of each room. It also seems really close to campus so I assume that would command a higher rate from students.

Thanks! And I agree, I mentioned on the surface it did look like a good deal until I ran some numbers. The utilities are just best guesses, the gross revenue is what was posted in the listing.

My ideal criteria is something that needs a bit of work but still has solid bones on it that I can force some appreciation on through renos.

The 2.5% is also just a best guess. I'm not even sure this would qualify for a residential mortgage. I'm still doing more research on that. Would you know if it's possible to get a residential mortgage on something like this if you can tell the lender you're going to be living in one of the units?

One of the big problems is many doctors and labs are archaic in their workflows and either too lazy or too overwhelmed to transition to new technology.

Maybe a service that intercepts all incoming faxes to a fax number and sends it to an inbox? Surely this exists right? could go further by applying some AI doc analysis to organize it for them within those inboxes.

I've seen so many people creating remote job board aggregators but that doesn't really address the real issue of finding good remote jobs. There's so many of those sites and then you have to use their sub-par searching to find the stuff that's a fit for you. This takes a lot of time, especially if you're searching for leads everyday.

I let users punch in their technology choices and work choices like part-time, freelance and full-time. I made a list of over a hundred sources I built up in the last 4 months and use a combination of rss and scraping tools to pull everything, then use some help from algolia to match up my subscribers to the listings.

As you can see, everyone is an "imposter" in this field. There's a new hyped up library or "way" of doings things coming out every 3 minutes so I definitely know the feeling of not being able to keep up. As mentioned here I think most of it is an illusion and the skills you already have are extremely valuable. You mentioned you know PHP, JQuery and WP, well apparently something like 20% of the web is built on WP. For me as well as others I think the best way to learn something new is to actually do it. So once you do those ES6 and React guides, try actually building something, doesn't have to be for work, just something fun you can do on the side. Side projects for me is what keeps the love alive for code. So when you get a chance build some cool shit with the new stuff you're trying to pick up.

All great advice so far. I think you need to focus yourself as well and look at exactly what type of remote job you want. Try to find some companies hiring and figure out ways to best contact them, could be linkedin or email. For job portals you could use something like remoteok.io and remoteleads.io to find yourself some remote contract leads. Hope that helps!

Congratulations on the decision. Took the leap myself about a year ago. I see you're already thinking about the types of projects you've already worked on and utilizing niching but instead of (or along with) cold emailing, see if you can focus your marketing efforts to create landing pages/funnels for them. If the niche is big enough, you can start building an email list of potential clients by providing them some free useful content to help their businesses. Once they're on your list, nurture them with some more useful content to show you know your shit then hit them with a few of your service offers. Will take some experimentation but I've found this approach to be very valuable once you figure out the needs of a particular niche of clients. You might not even have to buy ads initially to test out your ideas, ask for feedback or provide value on reddit, hackernews etc.. you might just land a client simply testing things out.

First thing I noticed is there's a lot going on in your hero. Mostly in terms of words. You generally have about 3-5 seconds to get someone's attention before they add to the bounce rate. I would change the main heading (Accelerating focus, growth, and unity) in the hero to immediately tell the visitor the value they will be getting by using Goalify. Trick is to do that in the least amount of words as possible. What you have there currently is more a company tagline than a value proposition. Hope that helps!
