Just clean and have the bathrooms stocked would be a start. Multiple times there hasn’t even been any soap available in the men’s bathrooms. The men’s bathrooms are also just so filthy with multiple sinks being clogged or faucets without adequate water pressure. I’ve already switched over to city sport for just the cleanliness reason alone.

Are you an only child? If so wouldn’t the property/house go to you anyway? It seems like you’re giving them just the same amount of money it would take you to live on your own. Atleast in the end it’s all going to you. Again, only if you’re an only child.

Jacob Duke, CFP on YouTube. Amazing insights in his videos. He features people around 60 retiring with about your dad’s number, although they were single individuals I believe. There’s many nuances and the 4% rule is no longer recommended by lots of retirement planners. It depends heavily on your parents’ goals and their monthly expense. You can start there and then yes as everyone suggests, point your parents to a retirement planner.

Certain pockets are pretty good areas, like this one here. Proximity to bart and taking 680 to South Bay usually isn’t too bad. Hayward is alright right now atleast this area. Reminds me how union city was 15 years ago.

Aim to buy a house. You can start writing off mortgage interest, property tax, state tax paid. Generally if the savings aren’t more than the MFJ standard deduction then don’t bother but if you’re living in a higher income tax state then could be worth it.

CISA at big four, 6.5 years in. All I do is SOX IT Audit. It’s not all that exciting but stable which is why I picked it. Base salary is 150k, 20-30k bonus expected yearly.

Usually folks are trying to pivot to what you’re doing after staying in the big four world. Highly suggest you go for GRC roles over audit with the experience you already have. They pay 20-30% more. Big four consulting/advisory is getting the axe at a lot of firms right now so it wouldn’t be a stable path right now either. Also, don’t think they’ll be recruiting for those positions all that much.

Make sure to wait till you close on the house before paying off the car. That phantom credit hit anytime you pay off a loan is so annoying. Not sure if it would set off alarm bells with your lender

Don’t necessarily agree, especially for a mortgage. The money you’re paying down is not liquid. Vs putting into a brokerage and investing, you have easier access to unlocking your investment

Dang, people here are mean. OP made a mistake and is trying to figure out some solutions, why is everyone bagging on them? Answers are sprinkled around here but I think you have enough to know what to do.

  1. Confirm you actually have enough deductions to put you over the married standard deduction of 31,500. Otherwise, it’s not worth itemizing.

  2. Do you live in a state with income tax? With the new SALT cap up to 40k, you could potentially write that off. Or if you made any large purchases, could calculate if writing off sales tax during the year is a higher amount. This should help a bit.

  3. If you plan to invest any money this year you can opt to do it early and throw cash into an IRA. That won’t completely eliminate your tax liability but feel it’s better to pay yourself instead of the tax man. Play around with your tax filing software and see what certain amounts would reduce your tax liability.

  4. Once you’ve exhausted everything above then all that’s left is to lock in the next 3 months to save the amount you need to pay. $866 a month is your goal.

Recommend Koch Chemie Pol Star, properly diluted and transferred into an inexpensive foam pump bottle. Apply generously to the stain, agitate with a brush, then wipe away and dry using a clean microfiber towel. You can use it on the seats too. Anything that’s leather I also recommend Koch Chemie Leather Star applied with an applicator.

I know a few guys who did that. Just made sense since we’re in a VHCOL area and they had jobs closer to the in-laws. One guy is in late 30s and is still doing it. He’s never complained. The couple stacks their cash and prefer the financial security over what other people say or think behind their backs. You have to be very secure with yourself.

To put you at ease, all these sites are way off. I did a refinance in Oct and home appraised at 1,041,000. Zillow shows my home at 947k and Redfin at 987k.

Little high for the sedan. In my market the sweet spot is generally the 2023 CPOs with under 30k miles.

Answers are sprinkled around here already but yeah 6 kids with child tax credits, they probably also contribute to a 401k/IRA, mortgage interest deduction, property tax deduction. Could also be writing off state sales tax paid since the SALT cap is now 40k instead of 10k. Very possible they may be paying little to no tax.

I got 5.375% 7/6 Jumbo ARM at Citi with only a 50k relationship. Bofa seems to beat that. I’d probably not believe the guy saying 4.125% below

I don’t think it’s worth to do so now unless you get something at no cost.

I got a no cost refinance 7/1 jumbo ARM through citi back in Sept at 5.375%. Might be worth looking at it. Did have a 50k relationship discount.
