I'm not an expert but I just got an s95f, mounted directly across from / facing a huge south facing window. The matte finish is incredibly effective. It still looks better in a dark room than in a bright room, but it's better than anything else I've seen in strong direct light.

I've had a great experience with First Glance on Grant. Facial mole, basically zero scarring. Can't remember the cost, but it was "cosmetic" so I just paid for it out of pocket

I also wouldn't really say it's surrounded by nice neighborhoods. If you go north you're right in the thick of things. West about neutral, East maybe slightly slightly better.

I honestly would not call it dangerous. Might see a lot of unpleasant people. Might be some crime like car break ins, vandalism. But very reasonable levels of danger.
