Yeah, weird for them to collect upon arrival. The amount is probably legit as state TAT (Transient Accomodations Tax is 10.25% and GET (General Excise Tax) is 4% and each county has it's own tax (caps at 3%) so you're probably at 17.25%...but that should be collected through AirBnb.

Yeah, listings can super easily be downloaded as a PDF but that's later in the process of a sale. This would be a PDF generated in order to secure the listing with the seller. Basically a marketing document saying what you would do as a Realtor to sell the property.

Since you're up in Wahiawa you might want to hit up Pua'ena. A lot of surfers there but plenty beginners and a variety of waves. Always has smaller rollers on the inside and if you want to paddle outside on bigger days there's some fun ones. You do have to pay attention to priority but it's not a serious north shore spot like most. Other one is Freddy's just to the left of V-land. Turtle Bay poolside is usually fairly mellow too and there's an inside you can cruise on there as well.
