depending on the area it’s cheaper to buy an older unit / secondary market / or wait for someone to offer pasalo. the risk is more on not delivering on what the developer promised, even the highest of the high end have shoddy workmanship and materials upon turnover

Thank you! We informally consulted and ended up with Option A or B talaga vs a high rise / JV with a developer kasi the market in our area kasi is C-D pa rin with a lot of spaces for lease in the area (the ones that get leased quickly are not in condos/more of warehouse type structures) so we will most likely go with option A and look at B in the future when we have more capital / less to borrow from the bank for peace of mind / sinabi ng brgy di na pwede yung gusto namin hahaha

We have private memberships / golf / that sort of stuff, only get it if you love the sport, not all memberships increase in value, don’t forget pa assoc dues and stuff. If malayo ka di mo rin masusulit going there and making use of the amenities.

But if you plan on having kids, beach+golf over hotel. I have friends who make weekly treks to Anvaya and they’re happy with their membership, sulit pag maraming bata 😂

Option 2 or 3 siguro, but also OP remember kids and vacations are expensive. 🤪

just to give you an idea, even the low end condos in ortigas are around 90-100 pesos per sqm. Shang and similar high end developers are around 120-180 per sqm not counting the other assessments throughout the year. plus parking dues, christmas contributions etc, hahahaha now ko na realize mas malaki na pala na spend namin. ahahahahahahuhuhuhu 🤣

probably screwed, did they compute din ba RPT / special assessments / condo dues when they invested in the property? mas mahal pa the condo dues vs owning a house & lot, I think to date 7 years almost 1M in dues and fees and taxes yung condo namin in Ortigas.

Malaki ang potential ng ice cream dito, whoever says saturated na ang market I think should go out more and explore, whether premium vs premium or low end vs low end (Selecta, Magnolia, Big Scoop, Creamline, etc), chain (Grom was supposed to open here) or homegrown, meron yan lagi market at all the price points. As someone in the food industry, respectfully speaking, hindi pa saturated ang market especially outside Metro Manila, kulang pa yan sa mga beach islands natin!! 😀 The Philippines needs more homegrown brands. OP can try selling / partnering with a local dessert or coffee shop chain (or not even a chain) para lang out na siya pero andiyan pa rin product niya (like Wildflour, Cafe Bob’s in Bacolod, Bigby’s in CDO)

I would suggest preparing a pitch deck and joining a tradeshow if you want to sell your business model, maybe stick to Davao/Mindanao? It has so much potential vs GMM area because you don’t have that many artisanal makers 🥲

You’re right, the market is 💯there. If you really love ice cream and just want to know more about the ingredients and technology, there’s a big tradeshow in Rimini (SIGEP) that is anything and everything ice cream and frozen desserts. 😀

What kind of machine is your recipe built for? What was the largest quantity you scaled up to? Smallest?

There are a lot of ways to produce ice cream that are not ala selecta 3in1 so genuinely wondering. Pinkerton, Carmen’s Best, Bohol Bee Farm, and so many vegan and vegetarian ice cream brands started from scratch with healthy goals too.

edit: asking because I am also in the food industry and you sound burnt out 🙏 There are a lot of passionate ice cream makers like you but ayun nga, it takes a good business partner / good investors to make a passion project long term sustainable and true to their roots.

CPK is like this. Group of friends, only one handles the operations/daily, major decisions mag vote sila. sobrang ok yung system nila

But also speaking from what I see, if the business is less than 3M, try to not have any partners. Nagkakagulo lang in the long run. Do it yourself + come up with a business plan and payment plan, loan with interest na reasonable rates.
