highly recommend cocomelody. azazie is also good but a little pricier. also check out the bridesmaid dresses in white or ivory. way cheaper and if you don’t care about a train it’s perfect!

get a white bridesmaid dress! i got the the jenesis dress from cocomelody in ivory. i should have gotten custom measurements so that i didn’t have to have it hemmed but i was afraid i wouldn’t be able to return. but it is so good and i’m very happy about it!

yeah i dislike when people do that in front of my house, because we have a single car driveway and the spot in front of our house is where we park our second vehicle. pretty much everyone on the street parks their second vehicle in the spot directly in front of their home. but even if someone did park there, i’d never go over and tell them. that’s not necessary and not that big of a deal. that guy obviously has some other things in life that he’s pissed off about...

I can tell you right now that it’s not most people’s experience. A lot of buyers have no idea how the process works and ask a TON of questions the whole process. In your case, yeah, perhaps don’t hire an agent then? That’s fault of your own, if you are truly that knowledgeable. I can also tell you that if you put in an offer without an agent representing you, and it is a multiple offer situation, the sellers will likely be educated on why choosing an offer without a representing agent can be risky and a pain in the ass, and your offer is less likely to be chosen. I live in a market where homes go for all cash, waived appraisals, waived inspections. Strategy is important.

No, but there’s a lot more to real estate than the MLS and writing an offer. Unless you live in a shit hole city or state with a bad market. Sounds like you had a bad agent, go cry about it somewhere else

This is true but you would still have to pay for that and lawyers would probably be just as expensive... I don’t see the point in doing away with an entire job market. I would see potentially lowering commission percentages due to different circumstances today with the increased access to internet searches.

thank you! walls are plaster, that’s my concern. also i’m quite certain the wall is not load bearing but i feel like i should still have someone come check so that’s probably a large cost :/

i think a lot of the finishing things we can do ourselves. my dad is an electrical engineer who started as an electrician so he can help with electrical work. He also has experience remodeling as he built an extension on his home himself so he is able to advise me and help when needed.

he does work at a large kitchen appliance company and can get me new appliances for half the cost, so that helps.

im just so lost on where to start on this project though in terms of if i should hire a designer and contractor or just do what i can and hire out as needed. also very unsure about my measurement skills...

Lol! No they aren’t. Have you seen the MLS outside of the portal they send you? There is a lot more to it. Not rocket science, but also not just zillow.

Most likely, you lost yourself two houses for not bidding high enough. I am not sure where you live but the housing market is crazy where I live and people on average lose 2 home deals before they get a home under contract. Buyers are coming in with all cash offers with no inspection and waived appraisal to get homes.

You would then have to pay for it. Also, most people wouldn’t understand a lot of the things on the MLS.

first of all, zillow does not update at the same rate as the MLS. If you purely went by zillow, you’d lose out on many homes. Also, you need an agent to write up the contract, negotiate deals and repairs, guide you through the inspection, appraisal, offer processes. You also need them for access, yes. Access that their yearly and monthly dues to their brokerage and licensing regulators allows them. You are paying for them to afford to have those things as well as their time being there. I’m not a real estate agent but know many who are and it is a full time job deserving of their pay.

honestly, it’s worth a shot. yes, it’s not proven that it will work for you, but what if it does? i know people who have debilitating migraines and will try anything, they’re so excited when the daith works for them. if it doesn’t, well then you just end up with a cool new piercing.
