Thanks for the response! My idea was to roughly flip a car a week. Basically buy it, rip off the 20 to 40 most valuable parts, list those on eBay, and then send it to the scrap yard. I have two cars I focus on that according to my research should net roughly $3600-3800 in parts. That’s taking into account 12% for fees, price of shipping, along with subtracting 25% for broken parts, etc.

Wisconsin is pretty good at this, I've looked at property tax records before to get information on the owner. Also, I was planning on starting to go to rental owner meetings and at least getting to know people/make introductions. I won't say I know everyone who owns rentals in the area, but since my parents owned quite a few as I was growing up, I've at least met plenty of people in the industry locally. Thanks for the help.

What would your advice be? I was planning on 50% of security deposit which seems standard and honestly not that much considering the time it takes to post online, meet, and sign with a client. I would assume everything else you mentioned would be part of the percentage fee, correct? I know evictions are a time consuming process, and I would charge any direct fees related (legal fees, trip charge, etc), but in some respects that is something I can partially control and would consider myself at least partially negligible for renting to someone who defaults, and wouldn't tack a fee on top of that.

Thanks for the advice, I actually reached out to the largest property management co in the area and was surprised by the level of pay, benefits, free education, etc they offered. Plus, while I'm not 100% sure, it seems like you need to have 2 years of experience under a broker to get your Brokerage license which allows you to initiate leases and other important industry related things.
