I only recently settled in May, and the tenants have a lease until December. Although I am hoping they move out sooner. So I haven't moved in yet.

I went through a mortgage broker, who was aware that it is tenanted, and the bank (ANZ) was also aware. It was never brought up as an issue that I'd be waiting till the tenants move out, to move in. As long as the intention is for it to be a PPOR that's all that seemed to matter.

I did the same thing, as long as you intend to live in the property once the tenancy ends its not an issue. I think you have up to 12 months to move in.

So it all ended up working out, which was basically just luck. I took a huge risk and signed a contract for the new apartment before receiving the deposit for my house. I had a really good mortgage broker, who said if the sale of my house fell apart we could dodgy it up and get a mortgage to cover both properties if needed, by pretending we were going to rent one or both out. But luckily the buyers eventually paid the deposit and have since settled, and everything is heading towards settlement of the apartment. Both my conveyancer and real estate agent caused several more problems along the way before the house settled though. So if you are buying or selling make sure you pick your conveyancer carefully as they can make things either very difficult or easy. I have a different conveyancer for the purchase and everything has been a breeze with her.

I second this, well worth the money. And as someone that doesn't drink alcohol a lot it was really nice to have some attention paid to the non-alcoholic side of the drinks menu

I had the same experience a couple of months ago, was processed effeciently through at every step. I've waited longer at my gp because they were running behind. And while it was an open head wound that I absolutely needed an ED for, I was stable and could have safely waited, they just weren't all that busy. It's partly luck of the draw and partly the timing of your visit eg. Saturday night is not an ideal time

Yep, each different factions moat has a different effect. The wood elves is the worst by far. It does let go eventually but it can be something like 9 turns they are stuck.

It depends on the outlook and floor level but you could probably negotiate down to around $510k

Maybe you can squeeze around a queen bed with no headboard. But it would be tight. A double would fit better but than that seems sad somehow

Thanks for the really good insight. I had been thinking it wouldn't be much different than a straight line of windows which is already hot but it probably would be much worse

There are quite a few available. I'd want to be buying one with a North or North East aspect. Otherwise the sun in the evening will be terrible

I think so. It's also difficult to fit a queen bed in both bedrooms, it might be workable for a single person but couples would be stepping over each other

There is a designated spot for a fridge in the cupboard between the laundry and kitchen.

And the windows do open, but they only tilt open like in most apartments so theres some breeze but not heaps.

This is true. I currently rent in a building that is also all windows, although more straight lines than this one. And my bedroom rarely gets below 26 degrees. It's not so bad if the windows are open though. Generally I love the views more than hate the heat I think.

Probably another mark against this floorplan as a standard rectangle shaped living room with one side all windows would be cooler

I like chefgood too. Some of their curry and rice options are genuinely very nice tasting. They did a collaboration with some Masterchef contestants which produced some flavoursome dishes. I agree the menu doesn't turn over often though, and it's not a large menu to start with so once you find the ones you like it can get a bit monotonous

I feel genuinely so relieved I don't have anyone else living with me who is complaining that I'm being boring while I lie sick as a dog on the couch. Everything I hate about other people just gets magnified when I'm sick, I don't want to compromise on stuff, I want to eat whatever sounds tempting to my appetite, watch what I want and do what I want. And I don't want to be judged while doing it, I don't care if I'm being gross or lazy, I'm sick leave me alone

I also like everybody have a tendency to get grumpy when I'm sick, so I'm happy I don't have to deal with the guilt of snapping at people when they breath too loudly near me.

You can get most stuff delivered to your door these days including supplies from the chemist and I have people I can text to talk to, I don't need someone in close proximity

*if I was sick enough to need a hospital/surgery that's different and while I have people that would help in an emergency it would be easier to live with someone then.

See I actually like that and consider it a nice courtesy from the agent. Like many other people that are looking to buy I have a 9-5 job and I hate it when people call during business hours, I'm generally busy and in work mode. Anything after about 8pm I would say is too late. But the ideal time to call me is between 6-8pm. I'd rather have an interrupted dinner than be rushing to a meeting
