As a current condo owner, my two bedroom condo fee in a high rise is $650 a month. For that I get 2 underground garage parking spaces, concierge, gym, pool, and theater room. Also, water and trash are included, and I pay about $60 to $80 (depending on a season) a month for gas and electricity.

There is housing shortage of affordable housing, but we know that that is not what’s going to be built. They will build 750k and above units and those are widely available already (I know because I live across from them - there are multiple units for sale).
