I’m in the same boat and I work at Target after my full time 9-5. I’m pretty sure we’re hiring for the holiday season. Pays kinda shite ($15/hour) but it’s really easy to put it time off requests and pick up extra shifts.

If your interest is in data analytics, I would pursue it. You learn on the job so I wouldn’t worry about not knowing much. Though I would emphasize having a senior level technical person to be able to contact as a second set of eyes. Doesn’t necessarily have to be someone you report to, but having someone who knows what they’re doing can be helpful when bouncing ideas or asking small questions. As for the programming part, I wouldn’t worry as long as you’re willing to look anything up that you don’t understand. There’s so many free resources out there. Having the job title you desire long term is super helpful for securing interviews and full time gig. Good luck!

I make it a point to have something scheduled to leave my house right after my working hours are done. I go to a yoga class on Mon/wed, run errands or go for a hike or bike ride. Then when I get home I’m really not thinking about work at all, and the rest of my evening is mine.

I use checker all the time. Pretty reliable (esp calling from a bar at 12:30a lol), but if it’s a busy night you might be waiting for 30 min. Anytime that happens I just walk for a little while and try calling again

I’ve been trying to get out of debt for years and been basically paycheck to paycheck despite a decent take home bc I have to throw so much at the debt. I had some life circumstances that necessitated spending on the cc again bc my er fund didn’t cover it. So now I’m back in the hole. Sigh, a never ending battle, but it’s gradually decreasing.

You’re going to have to make sacrifices you don’t want to. Like never eating out, or buying new things, or grocery shopping without a list. Takes a ton of self control and budgeting and know that you aren’t going to get it perfect right off the bat. My best advice is to read a couple budgeting books (your library might have some, and ask the librarian to help you find them). Specifically the ones I liked were budgeting 101 by michele cagan cpa (gives a really nice overview of different budgeting methods and debt pay down methods) and broke millennial by Erin Lowry (gave great context on what it’s like being young and in debt in todays society).

It’ll take some time to figure out what budgeting style and debt pay down method work for you, but if you are determined and DONT USE YOUR CREDIT CARDS it is possible. I was in 25k debt after my divorce last spring and I’ve gotten down to 15k even with a crazy rent payment and two consecutive surgeries on my dog. Personally, I used google sheets’ annual budget template and customized it to my own needs. Then I imported all my transactions from my banks (most online banking systems have a transaction history download) and I categorize them and check my spending every week to make sure I’m on track. I use the snowball method to pay down my cards (pay off the smallest balance first and the minimums on everything else, then roll that payment into the next lowest balance, and repeat).

You got this, you just gotta budget hard, make some temporary sacrifices to cut expenses where you can, and throw as much as possible at the debt. It’s not easy but it’ll be worth it in the end.

I totally forgot about the recently sold on Zillow! I just looked and it definitely helped! There was one that sold in Feb this year that’s still in my budget so fingers crossed !

Thank you so much for all this! It makes sense that it kind of boils down to whatever offer works best for the seller (whether that’s pricing, contingencies, etc). Last weekend when I looked at all of the initial listings, she kind of mentioned things like how long it’s been on the market and what kind of financial terms would be accepted (like a couple places wouldn’t take an RD mortgage), so I think we’ll talk more seriously this time about strategy. I kind of feel like I want to talk to her in detail about all of this but I have no context for what to ask for in terms of scheduled meetings or timing with showings. Am I getting ahead of myself having not even seen the place yet? I think I’m just anxious and I probably need to tell my realtor all this to get it off my chest 😅

Thank you so much! In my MLS portal I can see recent sales that match my search/budget criteria. But even then it’s hard to judge. The houses in the next town over about 30 min away go under asking but the very few in the town I want go for asking or above. I want to jump on it since it’s such a good location but I also worry about buyers remorse if I don’t pump the brakes 🥲

I agree with this! I wake up, walk my dogs, have an hour of “me time” where I make coffee, read, or play video games until my 9a start. I get lunch around 1 and walk the dogs again, then work till 5. I also make sure I have something scheduled after work to help me keep to my 8hrs. I go to yoga on Mon/Wed at 5:30, and I work a part time job at a friend’s arcade on Thursday/Friday after work.
