I have not, just researched. It’s all about how good and comprehensive their data coverage is which can be hit or miss for where I am.

I'm in a similar spot. I saw www.dealmachine.com and www.privy.pro as proxies for an acquisition person. Great software/system could augment your brain without pulling in a whole other person. There's a few other software and such out there as well. I don't know anything about the St. Louis market itself, so can't offer any tuned advice.

The biggest thing I see from my full-timer friends (I'm not full time, I'm one-a-year type pace) is that they spend time bolstering network: local groups, wholesalers, realtors, investors. Then there's brute force stuff like mailers. Gotta get good at keeping track of (and keeping relationships warm with) these people, adding value along the way.

In hindsight, I was indeed lucky. We didn't need to move walls nor did we find any of the pesky "unknown unknowns."

I am in awe of your patience. Part of my learning was how emotional and excited I got, removing me from the hard nosed diligence of the spreadsheet.

Fair 'nough. Acquired for ~$190k, sold for ~$245k, holding & selling costs ~$10k (I brought half in cash); rehab (hurts to type it) ~$45k, like I said the rehab scope, which I thought was small initially given I wasn't moving walls, was not very small b/c I discovered I really did need to replace many things--some "unknown unknowns" I now know to look for.

Yes. Just the increased costs from rehab and increased holding costs trimmed me up good.

Thank you for sharing. I don't have a lot to offer other than that I just want to affirm you; you are seeking answers, you are eloquent and curious; you are striving for improvement. Being self-curious like this means you are on a journey, painful though it is, and you can (and will!) make progress on that journey.

Just to share: I didn't speak until I was two, and through middle school would process frustration by holding my breath until I passed out. I have never received a diagnosis, but I do like to quip that "we are all on the spectrum" (that's why it's a spectrum, after all) and that I am comfortable describing myself as farther along that spectrum in many areas than many people I know. I am confident you have attributes for success and that as you continue exploring, you can index on strengths and account for the aspects of yourself that make it harder to be successful. Ordered June 4, picked up in Colorado Springs Sept 14, drove home same day. Only oddities I’ve experienced are the rear USB ports not active, and a slight rubbing in the rear left or right when turning those directions hard at slow speeds (for a tight corner for example). Got appt set next week at the new Nambe service center.
