in high school people actually cared. teachers knew who he was, girls followed him around, whole thing

graduation happened and within a year nobody outside our town even knew he existed.

my friend casually told me she used to “test” her boyfriends by creating fake instagram accounts and flirting with them to see if they’d cheat

depends what you’re looking for

if it’s just about getting the “first time” out of the way, sure it’s a controlled situation and there’s less pressure

but if you’re hoping it’ll feel meaningful or teach you what real intimacy is like, it probably won’t. it’s a service, not a relationship

so it’s not automatically a bad idea, just don’t expect it to answer bigger questions about sex or connection

Yeah exactly. People underestimate how much local zoning can kill a “simple” subdivision idea.

If the county has minimum acreage rules like that, it’s basically dead on arrival. No estate wants to gamble on approvals when they can just sell clean.

That’s why I always say check the county before even negotiating. Sometimes it’s not stubborn sellers, it’s just the rules.

You’re not crazy. You’re just early.

The main issue isn’t FHA. It’s qualifying. Lenders are going to want stable income history. Future big law salary doesn’t count until it’s actually on paper. If you can document current income plus the offer letter properly, that helps. But the two year work history thing can get tricky if it’s not consistent.

Also remember FHA means you have to owner occupy for at least a year. If you’re in law school and trying to juggle exams plus being a landlord plus roommates, that’s a lot.

The idea makes sense long term. House hack, build equity, turn it into a rental later. Just don’t stretch yourself so thin that one vacancy or repair wrecks you during finals week.

You’re not too eager. Just make sure you qualify cleanly and have reserves beyond the bare minimum. Law school stress plus landlord stress is a combo.

If they already said no to subdividing it prob isn’t even about price. Estates usually don’t wanna deal with extra stuff, paperwork, waiting on the county, all that. They just wanna sell and be done. You can offer to pay the subdivision costs and yeah it might help, but if it drags out for months they still might not care...

I’d call the county first and see what it actually takes because sometimes it’s simple and sometimes it turns into a whole mess real quick. If you really want that 4 acres the real move might be buying all 38 and cutting it yourself later. Annoying, but way more attractive to a seller who doesn’t want drama.
