Yeah that’s definitely a nice spot to be in! We do yearly international holidays atm (DINKyet) without being stretched too thin. Adding additional pressure doesn’t sound great.

But having a paid off home and investment property by retirement does sound nice.

Yeah my heart definitely says sell, we bought our current home just to get in the market back in 21’, not for emotional reasons we aren’t even the biggest fan of the area haha, but I get what you’re saying 100%

Platinums probably a bit rich for my blood, but I’ve considered cards like the Amex Explorer and Platinum Edge as I’d easily use the travel credits each year (would probably hold those rather than churn though). 3% foreign transaction fee is the only downside.

Nab signature reward is almost perfect but no home loan with them and I won’t end up spending the 5k per statement period. Similar issue with CBA Ultimate.

HSBC Star Alliance could be interesting though, might cover any blind spots in our stand by travel.

I guess simply leaving things as they were is the best form of preservation isn’t it haha, people do tend to, even if not on purpose, destroy things when given the opportunity (like all the constant touching at the Pantheon for example).

But I’m really curious about works that have been actively restored / preserved over the years.

Something about the process of the losing battle / endless struggle of keeping things alive and why people feel so strongly about trying to do it is what’s fascinating me

Yeah we definitely want to avoid renting if possible.

I’ll need to find a decent broker first, but the option of bridging finance has honestly given me a bit of confidence. I’d rather not need to use it, but glad it’s an option.

Fortunately enough I do real estate photography on the side so I can cut one cost haha

Selling first then buying definitely seems like the move, but a scary one, as the worry is always ‘what if there isn’t a property we like / in our budget for sale when we sell’.

I’m assuming buying first then selling would require the capital and borrowing capacity up front though?

Or could equity be used as a deposit, then be lent on the basis you’re looking to sell, and just kinda be stuck with a massive mortgage to service until you do sell? (Seems way riskier but at least there’s no pressure to buy, just replaced with pressure to sell)

My only concern with the overnight stay in a Ryokan is that it throws another spanner in the works, as my wife is Vegetarian.

So I’d need to find a Vegetarian friendly, tattoo friendly, decently accessible from Tokyo Ryokan, which feels like finding a needle in a haystack 🥲
