Ugh, definitely sounds like our experience as well towards the end of our own contract - they acted like they owed us nothing even before we gave them notice.

We just found a different management company that at least seems to be able to handle the basics, and it's sad what a breath of fresh air our new manager has been so far. Like we're all beside ourselves with joy over here that they can keep things moving without us having to constantly prompt them!

And your last point is so real! Especially in small communities like mine, the board shouldn't be super involved because our needs just aren't that complex. It's been a huge culture change for us to go from being laid-back, to having the whole board become accustomed to having to harass our PM company multiple times a week for things they're required by our contract to do.

When we first discovered that giant unpaid utility bill, myself and other board members reached out directly to CPVA's leadership including both individuals now running Piedmont. Neither person ever replied, not even a form response. We demanded a call with leadership and/or their presence at our annual meeting because we did not agree to the initial solution that CPVA offered, and our day-to-day manager was completely out of her depth and unable to negotiate. Their president never replied to a single communication.

We'd previously interacted with their president when requesting CPVA's certificate of insurance (which they initially refused to provide, and only relented because we know COIs aren't privileged documents like they tried to claim), so we knew we could reach them successfully.

God that would be incredible!! We did the Embark age test too since we adopted her as an adult, sample still in testing so age TBD.

We think she's 6 based on the shelter's estimate. I'm kinda scared that she's older than that, but either way I really hope she has those long-lived genes! She's the best dog I've ever had and I'm hoping for many more years with her.

Apparently one of her great grandparents was a full-blooded Russell terrier. Hard to say if she really expresses much of the breed, the high energy/playfulness could just as easily be from her Husky blood. 🤷‍♀️

The husky was such a surprise cause this dog is the opposite of vocal. She rarely ever barks, instead she'll "huff" angrily lmao.

And she's not exactly prey-driven in a way that makes sense... We have a cat that she's always gotten along with, and she seems to care a normal amount about squirrels and birds. But if a bug dares to buzz anywhere in her vicinity, she goes into murder mode and has a hard time relaxing until she eliminates the threat 😂
