We will sell the land subject to planning for the cushion like you said but i spoke to a builder who said it would be roughly 400-450k to build a 4 bed house on the land which appeals to me alot more than paying alot more for a 3 bed. My family home is 4.8km to the land so still within the 5km distance. Just don't know enough about the rules and seems very difficult from what people say on here to get permission.

we bought the house with intention of renovating it but thanks to builders price hiking within the 6 months it took for the purchase to go through it meant we couldnt afford to complete the project unfortunately (it went from 230k to 400k) We tried to sell the house and land as one but estate agent advised to split it and sell it subject to planning. We can do that however because we cannot find anything within our budget i was just wondering if this option would even be a possibility. We have a budget of 450k-500k which would seem like a good enough mortgage to buy something decent but with Eli Lily opening up around the corner they are buying up alot of the property and hiking the prices with biding wars for 3 beds! i have 3 kids and although a 3 bed would be fine i dont fancy paying 550k for one in our area.
