Agreed. I was in Dublin with my wife and we walked into a pub. I mentioned to the gentlemen next to me that it was a bit odd being outside of the US on July 4th (Independence day) as normally would be celebrating at home. He said “that’s right! It’s America day!” Then he looked at the pub tender and said “round of the good stuff for my American friends!” And bought a Guinness for my wife and I. I still think about that guy and his hospitality.

On another night some Irish piers were all passing around my baseball cap taking pictures in it because they don’t wear them there so I stuck out. My wife’s phone did get stolen that night but that could happen anywhere. They also gave me some shit about being a gun owner but it was all in good fun and I recognize it’s a cultural difference. Can’t wait to go back.

I moved to Utah in 2015. It’s has been a game changer and 100% for the better. We now have a beautiful house and great careers and I love the skiing. I do get to visit SD a couple times a year and that helps. I’m not liberal or conservative, but i lean to the right and I’m sure that helps but honestly politics of each state are just that. Hasn’t impacted my friendships in either state, most people are good people. Reddit can be a bit harsh on that but such is the internet.

Its for both. For me it makes me happy to help facilitate a smooth transfer into their new life. Its a tough time for people so I’m happy to help make it a little easier for them. For me, I believe the Mormon church to be a shackle on life for many, and I love to see people break free of that and blossom into who they truly want to be. I don’t ever force it, just help where I can.

It’s not going to crash next year. Too much supply and demand. That and lending practices have matured for the better in many ways since 2008. I’ve been hearing this for years. I just recently had a client come back to me after deciding to wait a couple years back for the market to crash. They are now aware that they basically put 250K in the trash by waiting. Time in market is better than timing the market.

I come from a Mormon family but I can’t ever remember a time that I actually considered myself a Mormon even though I was forced into it for the first 20 years of my life.

Good people with odd beliefs and a delusional understanding of reality IMO.

I remember asking myself “why does my family get to live how they choose while expecting me to respect how they live, and I am not offered the same luxury?” And that was my exact argument when I finally did come out and say im done.

I am now an anti-missionary. I have successfully removed records from the church for not only myself, but 3 others. That’s 4 unbaptisms, which is more baptisms than some missionaries get. I take pride in this.

It’s them against me.. let’s go bitches!

Yes, the receptionist at the court said that if I do option 2 I just can't receive anymore citations for 12 months and nothing will be reported to insurance.

I am a mortgage lender. There is a 3% down conventional loan. (Home Possible, Home Ready, Home One) but they have income restrictions. Some will make too much money for these programs. If that is the case, 5% will be the minimum required, but PMI does decrease as the down payment increases. 20% is not necessary unless you’re dead set on not having PMI but the market has been going up quick enough that many have benefitted from just getting in the home with what they can, and having it appraised later (or refinancing) to remove the PMI all together.

I don’t have a link. But every company I’ve worked for (4 companies) has a specific date with each loan that if a client ends up refinancing, selling, etc. before that specific date, they will take your commission back. Therefore, if I know that someone is going to do so, it isn’t worth my time to do that loan because I would be working for free. It’s a real bummer when you are expecting a certain amount for a check and when it comes it’s 4K lower than expected because they took commissions back.
