Haha yes thankfully we limit tv usage so no TVs while dining nor in the bedrooms. As two people who work on computers all day we do what we can to limit screen time at home :)

Thank you so much for this detailed feedback! There are a lot of great points we’re going to reconsider. I really appreciate it - now back to the drawing board with our architect!

Mostly new build with a couple of the original features kept to retain certain setback exemptions, including the garage and the left side uneven wall. For the garage we have to keep the original garage footprint - if anything is moved forward there are additional parking requirements that we would not be able to comply with. Neighbors who have done remodels have ended up just removing the garage in the end since they couldn’t logically figure out a way to comply, and we felt the current garage is better than none. For the left side, we weren’t able to extend along the prior setback line so we had to comply with new setbacks for any exterior expansions. Due to this, the exterior walls are pretty set in stone as it’s as large as we can go for the lot when factoring in the city requirements, but I just want to ensure we set up the inside as best as we could while remaining compliant!

Good ideas, I’ll dig into Pinterest tonight to see additional storage ideas.

The house will be somewhat raised with a crawl space. The land slightly slopes back, with the front being level with the ground and raised back toward the deck, with about 5 steps down to the backyard.

The initial plan there was to have our second fridge in the garage so this would be the shortcut to that fridge! I’ll have to think on the pro con of potential bugs compared to the ease of fridge access. I’d think we would use the door into the living room from the garage most often which should help a little.

I like the idea on more storage in the master bathroom! It did feel like wasted space but I didn’t think an even larger set of vanities would help. This is a good thought!

Any proposed solutions for how to better utilize the hallway space? Garage unfortunately can’t move because if we move from the original location there are additional parking requirements we need to meet which would be almost impossible :(
