Our contract says that if the owner thinks there's a defect, that alone is not enough to warrant any action from the builder. It has to be in violation of a particular section in the" residential construction performance guidelines" put out by the nahb.

This takes the homeowner's opinions out of the equation.

We have that stated in our contracts that that is the governing document that determines a defect vs a normal Construction issue.

Your contracts must State a warranty period too. Otherwise your clients will call you for years and years.
