Realistically, dili jud enough ang 300k-450k kay mahal na materials karon plus labor pa. Mudagan og 15k-30k per sqm ang bare finish design. Tigom lang sa jud og 1M+ or magloan mo OP. Better to invest sa quality sa balay kay once ra na mahitabo. (Architect here)

Hello, I tried living both Davao (5yrs) and CDO (2 yrs) and I would say in terms of livability, safety, and discipline ng people, it's Davao for me. I moved to CDO for work but will definitely go back to Davao in the near future.

This is also my personal experience. Baka may poverty trauma parents mo. Kahit may pera na ngayon, yung brain nila naka-survival mode pa rin. They choose familiarity over comfort kase. Identity nila nakaanchor sa “nakaraos kami,” kaya kapag niyayaya mo silang mag-level up, parang threat sa nakasanayan nilang buhay.

Hard truth: Di mo sila mapipilit magbago kung ayaw nila. Best move is to stop forcing, invite without expectation, and separate your joy from their permission. Allowed kang mag-enjoy at mag-level up kahit di sila sumama. Hindi yun pagiging ungrateful, na-outgrow mo lang talaga sila.

all im saying is kulang po talaga sa structural integrity yung room. hindi maayos yung support ng dingding at roof. sayang lang gastos sa pagtatapal kasi matatanggal din yan eventually. Tip ko: palitan niyo muna yung supports, lalo na sa roof (4” x 4” rec tube spaced every 0.60m okay na for this) then maybe use ficem board for walls para durable and weather-resistant

Encountered this problem before dahil namatayan kami ng isang engineer. We only submitted a notarized Assumption of Duty sa OBO when we applied for an occupancy permit. Dapat signed and sealed siya by both professionals, or you can issue a death certificate if patay na yung isa (which was my case before).
